Credit Score Impact if Walk Away

Have owned deeded ocean front week at the the Point at Poipu for 26 years - great memories. But not able to travel much now. The transition program fee (if it was even active) is crazy. I’ve seen comments on this forum about just not paying annual maintenance fees and Hilton will eventually repo so they can sell it for big $. My question is what will be the true impact to my credit score? (I’m in the US so might be different than the experience of a Canadian owner.)

Hopefully, some of the HVC/DRI experts (@T_R_Oglodyte, @artringwald , @youppi ) will be able to weigh in but maybe this thread might help with selling or giving away your deeded P@P property.

Similar but different. I am specifically asking about the impact on credit score based on others’ experiences. @youppi commented in a thread that walking away did not damage his score. He is a member living in Canada which could be treated differently than someone in the US. Others have commented walk away but not really sure this advice is based on experience or just opinion.

there's a video about walking away here. no straightforward answers, although a lot of good info.

I've lived through wrecked credit, you get past it. hopefully you don't go through it.

Geist1223, Current thinking is we’ll send Hilton a letter giving them first right of refusal mid June to take back the deed (not doing Transitions especially since it’s not available). After 30 days, we’ll post on TUG marketplace and Facebook group for HGV Club Resale for $1 - every year ocean front deed. See if we get any takers.

I think you will find a taker at the $1 either here or at Redweek.
No need to give Hilton a free week or first right.
They do want these OF deeds so they can sell them for 14-16000 points in the trust. $60,000 or so.

Have you paid the mf for 2025? If so, it's worth giving Timeshare Resales Hawaii a call. They have a good reputation, and don't charge anything until closing. You may actually be able to sell it, since P@P is a desirable property.
