NFIP. This will probably change over the coming years with the new risk profiles. But it will take a while for premiums to match the true risk of insuring homes in these areas.

We were on the waitlist for the Old Folks Home right there on the coast in Carlsbad for four years. Out the back door to the beach, the front door to the village shops. When we changed our mind and stayed 30-40 minutes north I knew we made the correct decision, but still missed the idea of easy coastal access. With all that’s going on in our lives right now it’s good not to have the worry of coastal erosion outside our back door.
