Concerned about annual MF cost

Hello,

I am seeking the collective wisdom from the TUG group about purchasing:
HGVC Orlando on International Drive
5800 points - Gold Week - 3 bedroom
Annual MF - $1,106 plus taxes $181
Cost - $4500

Just want to see if this seems like reasonable pricing for this and what else should I be looking out for?

With HGVC, your MF's are based on the number of BR's, not the season or points, so your fees that resort will be quite high. You would be better off with a 2-BR, platinum unit, since the MF's would be less. However, that said, you're deal is not a bad one.

What I advise when comparing deals is to add 10-15-20 years worth of MF's to the purchase price and divide that by the # of points to get a true-cost comparison.

Annual MF for HGVC resorts located in FLA are higher due to insurance increases from hurricanes over the last decade or so. The good news is the insurance has saved HGVC FLA timeshare owners millions in special assessments due to storm damage and allowing the resorts to do some "upgrading" while repairing the storm damage.

Too much for a high annual fee and Gold ownership. This is a $2500 week tops. Taking on the big annual fee is far more onerous in the long run than what you pay for it upfront but that upfront money buys you little but the right to pay those big fees. I'd ask for a better price or look for another deal.

5800 pts three bed gold for $4500 to buy, $1106 taxes, $181 mf

HGVC Seaworld FL Resale
5000 pts are two bed gold for about $7K to buy, $741 taxes, $118 mf
7000 pts are two bed plat for about $12K to buy, $741 taxes, $118 mf

Basically the trade off is between the up front purchase price vs. points vs. ongoing annual fees.

Other locations in FL vary slightly but the concept is the same. Maybe consider the 5000 pt gold for slightly more up front but less recurring costs, all for only 800 points less than your current deal.

+1 on comparing average costs over a 10yr, 15yr or 20yr period!
