Do you own there? When is your reservation? If it is in 2025, you should be good. If in 2026, I'd start looking for an alternative.

Go to the first post in this thread for details.

I just am curious what to ask when I go? I generally don’t go to the sales meetings, but I would love to settle on what to do before the Falls is no longer Wyndham owned.

I would simply not go to a sales meeting. It has nothing to do with this process and they don't have any more answers than anyone else. Anything they offer will be an underhanded attempt to make a sale and not whatever Wyndham's official offer will be later on.

I'm assuming you don't actually own at Branson Falls correct? If not, the you can ask the resort personnel, but avoid attending a sales update at all costs - they will employ FOMO/daze and confuse tactics to attempt to convince you that you need to make another purchase to solve your problem - which is an outright lie. Just enjoy your vacation there. That section of the overall resort will be closing at the end of the year. Only the HOA can tell anyone what's really ongoing, even the resort personnel are likely to give you incomplete or inaccurate information. If you're an actual deeded owner at Branson Falls, you'll receive paperwork from the HOA on next steps. There are other HOAs at Branson that aren't closing, so for future trips to Branson you'd simply book into the remaining sections that will still be available in Club Wyndham.

We went to an "owner's update" and were shown a list of topics to be discussed. There was nothing of the sort, just a sales pitch.

That section of the overall resort
As I understand it (not actually having been to Branson myself), the Falls is not a section of a larger resort but one of three resorts in Branson. I'd compare it to Williamsburg, where Patriots' Place is one of three separate Club Wyndham resorts.

Falls is a completely separate resort, about 2 miles from Branson Meadows. (Meadows and Mountain Vista are about a half mile apart from each other).

SO, what happens to the people who own at those resorts? Do they just lose their Wyndham TS Points? Do they get money back? Has any of the sale/closures taken place yet and what has been the results?

I would be pissed if I bought a TS from Wyndham at full price and then it gets 'sold' or removed from Wyndham.

What about people who still owe on the loans from those resorts?

It's really long, but read the other post referenced.

At a high level, owners will be given the opportunity to convert their ownership into CWA points, and if they are VIP they will retain that VIP level. If they owned a week, they will be given the opportunity to exit ownership and get paid out some fractional amount from the sale of the property, or be given some arbitrary number of CWA points.

I would imagine most of the weeks owners will just exit

Read the 1st post - it'll answer most of your questions. Wyndham hasn't sold inventory at these older resorts for years now, that's why they are offloading them. Your last question is moot with that in mind.
