Yes! And it is a royal PITA!

That's my point. It's a real pain for an individual owner who only rents at maybe two or three resorts once a year each. That means two or three submissions every month whether you rented during that month or not. Imagine the number of Florida resorts that RW.com has been dealing with.

I wonder about that as well. And, knowing how administratively-challenged RW.com is, I wonder how they manage to be compliant.
 
Let's pray some of these newcomers take hold and can truly compete with Redweek because they have absolutely gotten out of control with fees and poor Customer Service.
 
create tug rental listings, post the links to those listings all over social media! more eyes, more clicks, more traffic...all free! =)
 
Received an email renewal reminder from RW.com this AM and I'm trying to think how it's worth even the $19.99 membership fee.

I've posted few listings in the last two or three years and had way fewer successes. There was a time . . . .

I renewed only so I can continue to have access to the rental listings so I can better price my listings on other sites.
 
There is no DIY for rentals anymore for the last month. The only DIY is for selling your timeshare and that also is $59.
Rialto offers DIY listings and it's without any fees or commissions. Guests can contact the owner and book direct with them or book online through Rialto's website by paying an additional 10% service fee for Rialto to handle the payment processing.
 
Rialto sends constant emails asking if my listings are still available. It's odd to get emails every few days on each listing.

Rialto is so backlogged on timeshare resort listings they have not as of yet listed the resort we wanted to post ads for. See my post #597

As a new property, this has been assigned to the new property team to set it up.
Once completed we will reach out and let you know it is live and your listing has been assigned.

Currently based on the queue, I would say it this property will be created in about 3 months.
 
I renewed only so I can continue to have access to the rental listings so I can better price my listings on other sites.
The only reason I can think of to renew is to have access to resort reviews to see if a resort is a place I want to stay. Problem is, reviews from 2014 aren't very useful and quite often, those are the most recent reveiws. I use TUG's reviews and TripAdvisor. Probably good enough.
 
Just tried setting up a RW full service resale posting. Checking the licensing of who I was assigned, brokerage is FIDELITY REAL ESTATE AGENCY LLC DBA:REDWEEK RESALES Explains the "cross posting" of Fidelity listings.
 
Since redweek has changed their process, I am no longer using their system. My biggest problem is waiting for the client to complete their stay to get paid and how the prices have gone up because of redweeks added fees. Many times when I rent out my unit 'I usually need the money to pay the maintenance fees. I have 4 timeshare weeks which has become very expensive. If redweek would pay the owner at least 60 days before the rental takes place ,I think it would tell the owners that they are looking out for our interest as well as the renters. Because of the added fees to owners and renters from redweek, the rental costs have have become very expensive. I tried findingmeili.com from a review here on tug but it was not helpful. I joined their platinum membership and posted my week. I never received an email about my membership or any inquiry for my week. My unit is one of the most popular on redweek and I offered it lower than those units go for on redweek.I would not recommend them. I have been using social media and tug to post, We'll see.

Denise, could you expand a bit on this? I would have expected the rental market to be an increasingly better option for people as the ownership models change and the number of people "aging out" of ownership increasing. Several people have mentioned just renting going forward as an option.

Or is it Redweek's model that renters are avoiding? It seems to be increasingly unpopular with both sides of that equation from what I read.

My guess:
Travel/airfare costs are significantly higher than a year ago. Places like Hawaii have been hit with natural disasters/fires/hurricanes.

I think a lot of people are staying locally or driving distance now.

There may be other factors at play too.
 
Cost of living increases and tighter budgets. Higher cost of vacations due to the increase in gas, food, eating out, car rentals, airline tickets. Also fear of ICE, airport security, & violence has led to a big drop in foreign renters like Canadians, as well as domestic travelers. Weather fears like hurricanes, flooding, wildfires, etc.

I know it sucks what Redweek has done by inserting themselves in between renter and owner just to extract money from both but unfortunately they still are the best platform for Marriott rentals. I suggest trying to work with their system because a rental that pays you 2 days after check-in is better than not finding a renter at all.

I'm listing on every platform imaginable, you name it and I'm on it or have determined its not good for Marriott rentals, and RW is still the only one that consistently delivers. I'll get one or two from here or there but 85% are still rented through RW.

Definitely list on all platforms in the hopes others start to compete but until we see that RW should still be used in my opinion.

Even with RW's added fees I've been able to keep my profit margin consistent by raising my price but that higher price does shrink the rental pool because some just won't pay more than X, but so far RW has yet to fail me so it something I still feel is worth the hassle and added costs.

And the weather, there has just been a lot of press about recent storms and damage the Hawaiian islands have sustained and even though most is contained and wouldn't impact someone's vacation it just turns some people away from going to Hawaii.

Like I mentioned Tourism is definitely trending up and as you hear about Lahaina commercial rebuild more and more I think that will continue.

I am Canadian, and other Canadians comprise about 5% of my rental guests, and that did not change. 90% of rental demand is still from the US. Canadians are so small minority of timeshare rental market that there no material impact due to any change in Canadian sentiment towards the USA.

Even if Hawaii is scaring people off - and there have been plenty of reasons for that IMHO - ever added taxes, high plane costs, multiple large (seeming) damage from natural disasters every couple years, etc - that wouldn't really affect the wider market. What I've been hearing more is just overall tiredness of Airline travel - the hassles, the costs, the limitations. If people can avoid it, they are. I've rediscovered road trips, to the damage of mileage on my car and those costs, but for 2-4 people it's usually cheaper than flying + renting a car at the destination - even counting overnight hotel stays and food, though for 2 I think it gets close for some location pairs. However, the road trips also give you an opportunity to make parts of the trip part of the vacation - fun stop over hotels, fun roadside stops, the ability to extend a trip if you want in ways that flying and car rentals just don't.

I will say that I feel like many of the arguments that don't land for me vs owning do land vs renting - though I'm not sure if a bunch of the rentals aren't actually timeshares, but at $3k a week or more you might be in a similar cost bracket as some VRBOs or hotels and so you just get more competition at a price point. Especially if your other platforms are VRBO/AirB&B etc where there's a lot of options.

I still think there are benefits a lot of the time to timeshares, but I don't think a lot of people know about the other rental platforms either, and 7 day weeks don't fit with a lot of people's expectations of booking by the day with other options.
 
Flying, airports, the waiting and delays... the absolute worst, and that has also made me look at taking more road trips.
 
Denise nailed it, between natural disasters and cost of travel. Rentals have been facing some headwinds.
Not to mention extra fees at resorts. Hawaii has been hit hard on both sides of this.
But there seems to be some light in the tunnel, people are starting to book again.

Florida did get hurt in the winter break time frame with Canadians traveling less, hopefully they will also be returning for rentals again this coming winter break.

I can’t imagine that Canadian tourism will increase any time soon. Not under current conditions anyway!

I do agree that listing on mutiple websites will increase your odds at getting a booking. Rialto is free. RW charges fees. Koala is free but has expensive add-ons. Tug2.net is DIY option. Some people post on ebay. Some people create their own Airbnb or Vrbo account, but that involves a lot more work to create a listing and manage the listing.
