Casa Del Mar Resort, Ormond Beach, FL info?

We own a deeded week at the Casa Del Mar in Ormond Beach, FL. It has been closed due to hurricane damage & structural damage, for quite while now. I called BlueGreen today (though we purchased through Amber Vacation Club in 1999, which was purchased by Diamond Resorts & now owned by Hilton) since they are who handle the MFs & R.E. Taxes. I was told that Casa Del Mar will not be reopening until (maybe?) March of 2027.

The Customer Service Agent with BG was VERY helpful, and since there's no way to use our 2026 week as long as it isn't open, I asked her if she knew if there was a chance that Hilton (or BlueGreen?) would be selling the property instead of renovating it (since it's been closed since last year & the March 2027 date doesn't seem really firm). She didn't know...My question is if there is any information out there that would suggest that it could be sold instead of "fixed"? If there is some possibility that it may be sold, we would wait before deciding to deed it back, and see if we could see some sort of compensation...Has anyone heard anything? Thanks!
 
An update: BlueGreen emailed me a Deedback Form today (finally) that we are supposed to print out and sign and date and have notarized. There are no costs to this deedback transaction. We still really would love to know if there is a chance that the property could be sold to a different developer, where the deeded owners would receive a share of the proceeds, instead of us just deeding the property back to BlueGreen. I know that might sound delusional, but when our 1 Bedroom, Every Other Week, deeded ownership with Coral Sands (eventually Westgate South Beach, Miami) became part of Westgate's sale to another developer 2 years ago, we received almost $12,000 (for a deed we paid $4,500 for in 1996!). If lightning is thinking of striking twice for us, we would really like to take advantage of that ;)

If anyone has any idea about how to find out if something like that is in the early stages, we would still love to know...BlueGreen can't (won't?) tell us, and Hilton can't, either...
 
Well, after trying very hard to find out if there is a better option available for us regarding our Casa Del Mar week (we really do love our 1 BR, Ocean Front Unit--and also Ormond Beach!), since there is no usage for us for 2026 and possibly 2027, we filled out the deed-back form this morning & sent it in. I emailed the Title Company handling the deed-back & notified them that the paperwork is on its way. They did get back to me, and no one sees any problems with a speedy transaction.

We lucked out majorly for this year, because in 2024 the resort was opened again (after being closed for a long time in 2023 & very early 2024) for enough time for us to take our 2025 week 24 and drop it into our Club Combinations account & get the 6,500 CCOM contracted points for our 2025 week! They weren't even OPEN that week this year, but we were able to use the points toward a 2 week stay this past March at The Cove in Ormond Beach. A GREAT vacation--we like it there so much that we already booked 2 weeks there for 2026!

I feel bad about giving the week up, but paying MFs + R.E. Taxes for the next 2 years (or more?) and not being able to give it to CCOM or even just stay at the Unit during our deeded week, we just can't keep it. Not to mention the fact that this hurricane season is predicted to be one of the worst; will the resort even be standing at all next year? We just can't take that chance with all the fees plus special assessments :(
 
Final update: I received the email today (from Grace Woundy of Resort Title Agency, Boca Raton, FL) telling me that the Warranty Deed we printed out and signed & sent back was recorded on 8/22nd and we are now free of our deeded ownership and free of all financial obligations...The process was easy and quick, and though my husband is very happy to have shed this responsibility, I am a bit sad to be losing this timeshare that we have owned since 1999. We really loved this place, but for the last few years now it has been more stressful to get use out of than in the past, due to the hurricane(s) damages & shutting down. Oh well...:shrug:
 
Better off without it. If you look in Marketplace you may find another timeshare in Ormond Beach.

We are not in the market for any other timeshares (we still have a deeded 3 BR week at Grande Villas that gives us 10,500 DRI points & a deeded 2 BR week at Polynesian Isles that gives us 5,500 DRI points, and another 6,000 Diamond U.S. Collection points) that we use to book in Ormond Beach (and elsewhere). It's been The Cove (South Tower) the last couple of years that the Casa Del Mar has been closed or hard to book, and we do love it there, too :thumbup:

It's just the nostalgia of a nice, quiet, small timeshare that we got resale for only $2,500 in 1999 and went to for so many years that tugs at my heartstrings...
