Can you please review these fees for resale?

Can someone with resale knowledge please review these fees/closing costs and advise if they are reasonable? This is from one of the recommended brokers. I am checking for a friend (for real!).

Closing cost - $775
Transfer Fee - $995
HGVC Club Dues - $209
Estoppel - included
Club Activation - $655

I know closing costs may be negotiable. It sure what goes into the Transfer Fee.

2024 Club Rules isn't out yet. Transfer fee seems high.
 
Where is this at? Is this MarBrisa? That $995 transfer is pretty high. I paid around $425 2 years ago. I believe MarBrisa had a very high transfer fee, though.

The ownership change fee is $460. I have no idea where the $995 is from.

The closing costs are maybe mid-range. I have seen between $500-$995.

I assume that the $995 transfer fee includes the $460 ownership change fee, estoppel, and the points statement but that is still about $250 less than the $995.

Transfer fee is a Hilton charge and is $460 as @GT75 mentioned. Should not be any higher than that.

$775 is more than the $250ish that LT Transfers charges but that amount is par for the course when working with a broker. I have read about a few people being able to bring that number down but that is consistent with what I have paid for resale closings with a broker.

Estoppel is currently $89 (so you can add that the the $460 you're being charged for transfer fee and you're still being charged $466 too much). $655 is the activation fee charged by Hilton directly and the dues are the dues.

Then the transfer fee is probably legit and would be that price for anybody. That’s what I remember MarBrisa being a couple of years ago. The $750 is high. 2 years ago LT Transfers charged me around $400 including escrow.
 
Here are my fees for my last purchase a few months ago.
BLVD EOY
Estoppel $89
Transfer $460
Admin $99
Closing $450
Hilton Activation $655(Billed by HGVC)
HGVC Club Dues - $199(Billed by HGVC)
 
Certain properties (district and Hawaii) require taxes to be paid as well. I just closed on a district, and here were my costs:
Doc Prep: $250
Recording/Tax: $356
Transfer Fee; $460
Estoppel $89
Postage $25

$1180 altogether

Plus $655 activation. I’m already a member so no $209 for me.

This was using LT Tranfers, who has the most economical prices I’ve found.

There might be more included than meets the eye. IMO, It’s maybe $500 high but not completely unreasonable, assuming you bought it for the “right price”
