Cabo Azul Resale Questions

We love Cabo Azul and are considering picking up resale. Some questions:

1) What is the Maintenance Fee/point at Cabo Azul?
2) Is this an RTU or deeded resort?
3) Are the points tied to a unit type?
4) If you pick up smaller batches of points, can you combine them into one account/ownership as a resale buyer?
5) If you cannot use can you deposit your points into II or RCI? or DEX? (I know you cannot trade points as resale into The Club. That's okay as long as I can trade elsewhere)
6) Is there a forum on Facebook where Owners gather? If so, what is the name?
7) Can you rent out your week?
8) Can an owner share the organizing charter or resort papers on ownership so I can read them in advance?

As with almost all true Point Systems there is no Deed. Points are not directly tied to a specific Unit Type. But your # of Points will limit what sized Unit you can Book. You can not truly combine separately purchased Resell Points together into 1 Pot. You will most likely have 1 Account # but separate Contract #'s and separate MF.

Technically you can not combine Points from different "Pots" to make a single week Reservation. What we did once was make a 3 day Booking from 1 "Pot" and then a consecutive 4 day Booking from another "Pot." Because they were in the same sized Unit and consecutive we did not have to move. We got rid of this problem by switching from Hawaiian Collection to Cabo Azul Collection and buying 500 new Points in the Cabo Azul Collection . This washed our resale Points and combined all our Points into 1 "Pot" and Contract. It also reduced our MF by a substantial amount.

Was the source of the "Pots" issue the use of points from the Diamond Hawaiian Collection as well as points from the Diamond Cabo Azul Collection? Or is it points from different ownership contracts? I'm asking because I've picked up a small contract of 4,500 points in the Cabo Azul Collection via Timeshare Nation to use for a few days at a time there and am wondering about the utility of adding more resale points (e.g., the 3,000 point one on eBay now). I'm not interested in using the points elsewhere, but am wondering instead about the need to wash resale points to avoid the problem.
 
Also curious whether you can combine points from one deed across years. E.g if you acquire 4500 resale points annual, can you bank into next year to make EOY 9000 points? Or bank and borrow to get 13,500 triennial in middle year?

If so what are fees to bank and borrow?

Lastly any extra resort fees for owners?

They were all Hawaiian Collection. Some from DRI and some resell. Also different Ownership Contracts. It was later we bought a small # of Cabo Azul Points and transferred all our DRI Points into a single Contract with Cabo Azul. It would be best to buy some Developer Points and wash the dirty resell. The problem is with Hilton entering the picture I do not know if this is still possible both the Washing of Dirty Points and buying a small # of only Cabo Azul staying out of MAX.

No idea. DEX did not come into being until after we were part of Cabo Azul. Never tried to use II with DRI. We use DRI to stay in DRI Resorts primarily Hawaii and Cabo Azul. We have a 14 month Booking Window at Cabo Azul and I think a 12 month Booking Window for all other DRI Resorts. We use Worldmark when we want to trade.
 
You can save DRI Points 1 year forward. No fee. There are time limits. I think it is June or July if you want to roll all your Points forward. Normally you can borrow if you pay the MF for the year you want to borrow. Let's say you have saved all your current years Points forward. Then a fantastic deal comes up in the current year that you want. They will claw back just enough Points to cover that Booking. But once clawed back those Points can not be saved again.

I'm have never paid a Resort Fee as an Owner in a DRI resort so long as I booked using DRI points.

I do know from another owner that is you do a trade (using a non DRI Timeshare) through II or RCI into a DRI resort that you will be assessed any fees even though you are a DRI Member.

True, happened to me this past month at Cabo Azul. I own LV Polo Towers, but used RCI to book and was charged the fees (even though a DRI member).
 
Cabo Azul was built by Monarch Grand vacation and sold as part of Monarch's point system ( 9 resorts) several years before DRI bought Monarch. You may want to look into one of those ownerships
 
Woo hoo; my 4500 point contract just transferred into my name. Now I just have to figure out my member number and set up an online account....
 
@Eric B Congrats. I believe that was a free contract? How many days/type of unit would 4500 points buy at Cabo Azul?
 
I remember a few years ago I had an Uber driver and we were talking Azul and she owned Mon arch. She knew exactly what she was looking for and found the resale she wanted. She only goes to Azul.

4,500 points will get us 3 or 4 days in a 1 BR depending on room type, etc., or a bit longer in a studio. Mostly wanted it to avoid the Saturday immigration crowds when we go down to stay at Flora Farms, where we have a fractional that always starts on Saturday. This was a free one from Timeshare Nation.
 
They set up access to our Cabo Azul account now; there were actually 4,500 points for 2024 in there as an added bonus to getting the ownership for free! I managed to figure out how to save them to next year as our calendar is full this year; tons of availability to choose from!

We booked RCI mid-December in 2-Bedrooms. Seems like that might be how we will be trying to go in the future.

If Eric B says the costs are reasonable... maybe... but some places say you can book if you own in Mexico. Not sure we would go anywhere else in Los Cabos, but you never know.

Also, we have friends with weeks there we could probably work something out.

Thanks! The saved points show up in the same "bucket" as the 2025 points as far as I can tell, so I shouldn't need to make separate sequential reservations.

Haven't seen the MF yet officially, but at my last HGVC update they told me it would be ~$823 for 4,500 Cabo Azul points. They were trying to sell me Diamond U.S. Collection points to bring the Cabo Azul ones into the Club and looked it up when I told them that the Cabo Azul points were a lot cheaper. That would make it ~$0.18 per point, which is a bit on the high side compared to decent HGVC point costs and probably reflects the fact that there's just one season there.

I’m not absolutely sure yet, but it’s not in The Club so I’m hoping not.
 
No HVC dues for either Cabo Azul or Monarch Grand as resales. There’s a fairly large Cabo Azul ownership on TimeshareNation right now for free - looks like enough points for 5 or 6 weeks. I can’t use that many, but hopefully someone can.

1.Can you use these points on other DRI/HGVC resorts, do you have access to destinationxchange, or other hgvc resorts to use the points or is it limited to Cabo Azul only what about ii using these points for ii exchanges?

2. Aside form mf are there any other fees, have you received your mf for 2025 if so has it increased?

3. How long did the transfer take from start to finish when you did it.

4. Is there a chart for points redemption you can link or screenshot.

5. Also are there any last minute discounts for points bookings with resale?

6. What were the steps to save your points forward.

7. What did you have to do to set up the account online.
