Buying Shadow Ridge on eBay / Resale Market

I have considered buying a Marriott timeshare for 2 years. The prices finally made it VERY attractive. I just bid on and WON 2 auctions on eBay.

One for Shadow Ridge at 3,925 and one at Desert Springs II for 4,125.

These are the first bids I have placed and the first timeshares I have ever purchased.

Would appreciate any and all advice on what to do now, what to watch out for and the likelihood they will pass Marriott ROFR.

Also - interested in Desert Ridge, and looking for current pricing for closed auctions or resales.

I think you did well. I have been tracking eBay for Marriott resorts in the Palm Springs area (Desert Springs I & II and Shadow Ridge); gold weeks like what you purchased are trading in the $4,500 range (with a strong downward trend in the past couple of months). I would not worry about ROFR because Marriott seems to be generally disinterested in adding inventory during the past few months.

What to do now? First, use an independent escrow holder to do the transfer if at all possible (your sellers probably have captive escrow companies and you may be stuck using theirs, but you can try). Next, have your sellers reserve 2009 use weeks for you; Marriott is taking months to transfer ownership, even after the deed is recorded, so get your reservations now, to be transferred to you in escrow. Last, be patient.
 
At this time of year, buying a TS can be a great deal. Many people are selling so they don't have to pay next year's MFs.

RE the MFs:

You want to make 100% sure that they pay 2009's MFs during closing. If you are planning on using the week, you should pay the fee but by the time you close and get accepted by Marriott, the fees could be significantly overdue. So make sure they pay them and you can pay them back for doing so.

When do I need to pay the maintenance fee before I have to pay late fee. I bought DSVII recently, and it is still at the closing process. What should I do?

I'm also in the closing process for a purchase. The closing agent obtained an estoppel letter from Marriott which confirmed that the 2009 fees maintenance fess had not been paid and were due by 1/9/09. As a result, these fees were included in my closing costs. The closing company will pay the fees to Marriott out of the escrow funds by the due date.

I've already sent my closing cost to the closing agent. I guess I will send supplement to them for the 2009 maintenance fee.

just locked it off, traded the studio side for a 1 bedroom platinum at Shadow Ridge and the 1 bedroom side for a 2 bedroom platinum at Shadow Ridge the next week.....

for the 1 bedroom side, I saw everything from Paris to Frenchman's Cove to Kauai (during the holidays)

If you bought DSV II you got a good deal.
If you bought DSV I you got a great deal.

Maint. fees seem lower in Phase II.

DSVI also has access to the hotel amenities I believe.

I think in general that they (DSV I) sell for a higher amount due to several factors, including use of amenities of the nearby JW Marriott and Spa, slightly larger units, fireplaces, and garden style whirpools.

From what I have read DSV II doesn't offer these things mentioned. DSV II is newer and many people prefer the layout of these units over DSV I. Both are very good timeshares that great value in use, rent and tradibility. IMHO

Update - ROFR

Just wanted to post an update here.
I was informed that my winning big passed Marriott ROFR in only 8 days.
$4,125.00

RESORT: Marriott's Desert Springs Villas II, Week 47, Riverside County, California. Annual Deeded Property. Two bedroom (Deeded as Unit #4505/Week 47/Villas II), Two bathroom (Sleeps six). Floating weeks 22-27 & 36-49 (On a reservation basis - Fri/Sat/Sun Check-in/out) Buyer’s First Year Use: 2009 at the resort and Annual Dues Responsibility Begins: January 2009
