I am looking at purchasing 3,840 points for "free"....seller pays resort transfer fee & all closing costs. With $1,000 M/F's EOYE...starting in 2026. The listing says it is "floating"

The listing agent said I would be billed $209 in club dues once the transfer is done. Is there additional fees that I am overlooking? Also, since this type is listed as floating, are those points able to be used at anytime during the year? My apologies if these are dymb questions!

It's quite hard to help you without knowing what type of points these are.
 
Based on the number of points, it looks like HGVC.

This looks to be a low season week. Probably not a good idea to even take for free. The maintenance fee to point ratio is going to be pretty high. There is a reason it is free.
 
So i can't use those points to book something in let's say Orlando anytime during the year?

I agree that's the most likely, but imo we really can't answer these questions without knowing for sure. And even if the are Hilton what flavour (eg HGVC, HVC, embarc) matters quite a bit.
 
It is Hilton Grand Vacations
Hilton Grand Vacations is the umbrella organization for both HGVC (Hilton Grand Vacations) and HVC (Hilton Vacation Club formerly DRI Diamond). The name similarities are confusing, which is probably at least partly intentional. Makes it easier for sales people to weave a story. The two systems do not cross over for resale owners, so important to know what you are buying.

If the deed you are considering is part of HGVC, yes, you can use your points to book anything in the HGVC system, including Orlando if you have enough points to cover it. 3,840 points may not go very far, especially during high season and/or on weekends. And although EOY means MF every two years, you will have to pay “club dues” every year. it was $219 this year for US residents, more for international members.
 
You can find a free HGVC with more points. 3840 will not get you much.
