Buying resale? Is it easy?

Hi,
My brother in-law wants to buy a fixed week at Aruba Surf Club for Jan-Feb. When I went to a timeshare talk they said if I bought resale then when I went to activate with Marriott I would have to pay the difference from what I paid and what they are selling for!!! That's nuts! Has anyone recently bought resale and how did it go?

I've not bought Aruba Surf Club, but I've bought many other Marriott weeks resale, and it has not been an issue. There is no activation payment that covers the delta between resale and retail. Basically, you buy it at whatever price you negotiate with your seller, and then Marriott has the Right of First Refusal. They've been fairly active in exercising ROFR recently, but it is definitely possible to do. I've bought two and sold two in the last 2 months and all cleared ROFR.

Thanks Greg! I think it was a scare tactic but wanted to make sure because he was looking at resale units that were $14,000. I will pass this info to him. Did you go through a realtor that was selling resales or a private? Do you have any suggestions as he is new to this?

I have bought two Platinum Surf Club weeks in the past 9 months. I used two different agents for the purchase. In each case, Marriott recorded the purchase within four weeks of the transfer documents being signed by buyer and seller. There is no requirement to pay any additional upcharge in purchase price to activate. If Marriott believes your purchase price is too low, they have the opportunity to exercise their right of first refusal. They seem to rarely exercise ROFR at the Surf Club because they can't put the timeshare into the Destination Club Trust.
 
Just went to the presentation at the Marriott Aruba properties. They were offering resale of legacy weeks 2bdrm for about $6K. However, to buy the resale week you needed to purchase points at $12.66 per point. Interestingly, the salesman said that they can't buy legacy weeks and put them into the trust in Aruba due to the laws there. Not sure what to believe but I think if buy in Aruba we'll buy on the secondary market.

This is in line with the other 'bundle' packages that are being offered by Marriott for resales.

I believe he was correct; Aruba is not in the trust.
I don't think you MUST buy a points bundle to repurchase from Marriott, but you MUST buy a week/points bundle if you wish to enroll the week for points use. If they were offering enrollment with a matching points purchase, it's probably 2500 pts (12.66*2500=31,650/2500+2575=$6.23 a point). That would give you 5075 points (I think surf club is 2575 for 2br IV) @ about 6.50 a point. Not bad. But high MF's.

We purchased a second gold Surf Club week earlier this year.

No issues with the purchase. Marriott chose not to ROFR it.
