Buying Marriott Resale - General Questions

We currently own at Grand Timber Lodge - Prime Ski 2 bedroom lock-off. We are considering purchasing a Deeded Marriott 2 Bedroom (I haven't seen many Marriott lock offs.) We would purchase off e-Bay or Redweek (Verified Unit). We are looking at Ocean Watch - SC, Barony - HH, Grande Vista - FL.

1- If anyone has thoughts on the good, bad or ugly on this direction, we're open to your insights! Anything to avoid or be aware in purchasing a Marriott Resale or purchasing from e-Bay or Redweek? I may consider direct but I prefer e-Bay or Redweek since they are being sold through a Platform we can go to if there are issues.
2- Best method of payment? Prefer to avoid a credit card fee but would pay it if that's the best option.
3- My understanding is that we wouldn't be able to enroll in Abound (fine with that).
4- Once the Title is transferred Marriott would send the maintenance fee bill to us directly (I'm assuming we'd set up an account in an Owner's portal?)
5- Would we get early access if we deposit our Marriott week with them? Is it only early access to other Marriotts? Does Marriott have a member exchange platform or do owners just deposit with II and go to early access for another Marriott?
6- Is there a "Club Fee" due in addition to MFs?
7- If we decide to rent our week would we obtain a guest certificate from Marriott? Is there a fee? Any issues or things we should be aware of if we were to rent a Marriott week?
8- Any restrictions on use or things to be aware of when purchasing resale from Marriott? Do they generally let the sales go through or enforce ROFR?

I’m a fellow Breckenridge Grand Vacation owner and I also own Marriott.

Do you stay in your grand timber unit every year? Have you used it as a trader? I have a two bedroom summer grand timber that I lock off and have had lots of success trading through Interval. In fact, I’m at the Aruba Surf Club right now.

Marriott has lots of lock off properties. Redweek and eBay listings should include that info.

I would look at Maintenance fees before any purchase. Willow Ridge and Grand Chateau are two of the lowest.

Also, if you are considering Grande Vista, it is part of the Florida Block, so it would not be eligible to trade for a Disney property if you ever wanted to do that.

You do get early access to exchanges but only to other Marriotts. There is a one month preference period.

I’d look at getaways and accommodation certificates before buying another timeshare.

1. With any resale, there is an inherent risk that the listing is incorrect or the transfer is not done properly. If you buy off Redweek, I would recommend that you use LT Transfers (lttransfers.com) to properly transfer title. With EBay, I am very leery of some of the sellers, they can either have a wrong listing or just a fraudulent listing. Some are legitimate but you will need to do your research.

2. Credit card is almost never accepted as a form of payment. Usually sellers ask for Paypal. You can pay a little more and request for escrow and LT Transfers can hold your funds until the transfer is done.

3. No enrollment with Abound.

4. Yes, you will receive the MF bill through the MVC portal.

5. You can book your week through the MVC. There is no internal exchange within MVC and you will need to deposit into II to exchange. There is a preference period when MVC deposits can be seen only with a MVC week before non-MVC weeks can see those deposits.

6. No club fee with a resale deeded week. You will have to pay for your own II account and exchange fees.

7. You don't get a guest certificate if you were to rent it out, but instead you will fill out a form for guest name to be added to your reservation.

8. Most resorts have ROFR, and they may or may not exercise ROFR.

We purchased GTL directly from BGV 20+ years ago (I know, big sigh.....). But it accomplished what was intended and that was a lot of great family vacations that we never would have taken without it. We lock off and trade. Amazingly, our first trip back to GTL was last week. We forgot how great our resort is!!! The kids couldn't believe we haven't been there but, ironically, we aren't skiers and I thought the mountains in the summer would be better when they are older. So we'll probably start checking the forum to trade into a summer unit or exchange back in. Honestly having withdrawals this week! Which we were local to use day passes!

I appreciate your opinion, we are debating just looking at getaways and certificates or adding a timeshare. Kids are getting older and we'll have more time to travel so looking at our options to see what makes the most sense. We love the Southeast so were considering a timeshare we would probably use more than exchange. Considered FL since it's so easy to get to and usually cheap flights.

I've been reading so much about the Aruba Surf Club I think I may have to get that in a request soon!

How well does your Marriott trade? Do you use it for other Marriott's or just general trading?

Agree on eBay, appreciate the LT Transfers recommendation. Would I basically be hiring LT directly to contact the Seller to process transfer the title? I'm assuming it wouldn't be an issue since we would paying closing fee and title transfer. Do you know if there is a standard closing fee or what that is based on?

Legal Title Transfer should be able to give you a pretty accurate estimate of the process and what they charge to get it done......

Not sure when you plan to close but I always advise to have the current owner made a reservations for you now (for 2026 use) and transfer it to you at time of sale. Keep in mind that any transfer will take three to four months before you gain your own control of it.

LTT will hold your money until such time that title is in your name prior to releasing the funds to the seller.

Check the TUG listings. Theres a Marriott grand chateau on there which is an excellent trader and a lockoff!
