Buying HGVC for points or location

Sorry for so many questions,
Please ask your questions. We want you to understand the system so that you can make an informed first purchase.

The one thing that I had to learn early on is to plan ahead. Booking a TS isn't like booking a hotel room. What I mean is that if you look for availability 2-4 months prior to arrival date, you will be truly sorry because there usually will not be anything available. But, it you are booking exactly when the booking window opens (276 days before check-out) then you should be happy. In fact, many of us are booking earlier than our scheduled date and walking the reservation into our dates for those hard to get places. Now I (along I know many of us) have set reminders in our calendars when to book various booking. btw, the booking windows opens at midnight EST

Actually Kings Land, Bay Club & Kohala Suites are very easy to book for most rooms types, even a few months out. I don't follow the Big Island much but I think the 3BR KL (lower pt ones which are actually the best 3BRs, IMO) book the fastest. KL also has a couple of room type (1BR Premier, 20,160 pts and 2BR Premier 23, 040 pts) with very good MF/pt ratio.

Yes, exactly. We go to Hawaii annually, sometimes more than once a year. We usually go to the Big Island, and have decided that we really like Kings Land. We have never failed to get what we want booking in advance. This year we went to Oahu for 14 nights and, again, no problem getting what we wanted.

Ok, I think I get it now. If I plan to go to Hawaii (probably Kings Land) every 2 to 3 years. It’s still OK to buy Vegas for the points and cheaper maintenance fee.

The best time to go is the gold season, April-May or Sep-Oct. The points are less so you will have a better choice of units. There really isn't a view there, it's all golf course views, so the standard first floor units are your best deal. The lanai opens on to a grassy area, and easy access to the outdoor grill stations.

Yeah. I was pretty shocked at how good Kings Land was. I was staying at Ocean Tower but had an owner's update at Kings Land, and they tried to sell me on a King's Land deed, and I was really expecting the MFs/pt cost to be less reasonable.

Also, there are times when stays are 25-35% off of the standard rates. Tends to be lower seasonal demand a a few months out (i.e. Black Friday Sale).
