Buying GP @ makai club. Advice welcomed.

Im picking up a timeshare at grand pacific makai club. Im buying resale from someone at tug. Its a 1 bdroom unit mountain view.

Does anyone have any advice for this property? Does it have good trading power?? Mf/ points ratio??Is it a good property? How does booking work?

I called the resort, and they said they don't do seasons, rather all units are floating. Does this sound right?

I realize im asking a lot of questions, but tug has always been such a great resource.

I don't believe it has any ocean views - in Hawaii, that is a deal killer for me. If I'm in Hawaii I want to see the ocean.

How much is the maintenance fee?

I hope that by "buying" you mean adopting it for free?

I don't know much about that particular property, but be advised it is managed by GPR and the board can decide to change that later. It isn't a true GPR like the ones GPR built in Carlsbad. I am only mentioning that if your goal is to have benefits of owning a GPR. There have been a couple places in the last couple years that had GPR manage their resorts and then when they felt like their needs were met, they dropped GPR.

Last January, we exchanged into at Makai Club Cottages (giant 2 bedroom units) which share grounds with the separate 1 bedroom club. They have different RCI resaort numbers. You should be able to get MF number by calling resort. There is often club availability in RCI so the cost/TPU should be easy to figure.
As Denise says, it is not ocean front. That said, we actually preferred it to Bali Hai which we also stayed in the following week.

Here is some info. from a 2015 post:

This is a 1 br, 1 bath unit in the Makai Club Condos, located in Princeville, on the scenic North Shore of Kauai. It is a floating red week that has not been converted to points. Management is now by Grand Pacific, providing owners the ability to exchange through GP's lower cost internal trade system as well as RCI Weeks. We've always found this trades very well with RCI and we nearly always can get nice 2br units in exchange.

Approximately 580 sq.ft., includes washer and dryer in the unit and wi-fi.

Makai Club was completely refurbished in the last couple of years, and the special assessment for this has been paid in full.

Maintenance fees are $974 a year, paid in two 6-month payments, currently paid up through the end of 2015.
