Buying a HGVC On the Open Market

@Successful4life a thought, as @RebelR mentioned above, think really hard about what it means if someone is giving away a deed. and even harder if they are going Pay You To Take It.

Worry less on the entry purchase and consider thoughtfully how you will exit the deed when you are done. If the deed is already so bad it's free (or the "seller" is paying all transactions costs). What do you think it will be like to exit in the future?

Vegas deeds seems to have active trades due to low MF ratios. Other locations might be attractive due to the difficulty in booking or desirable attributes.

This is another reputable site for purchasing resale. They have what I own at King's Land (23,400 points) for less than what I paid. My maintenance fee works out to about 10 cents a point, and if I stay in a one bedroom during gold season I can get three weeks or more reservation.

I suggest that you take your time researching. There isn't a rush. You have time to figure out what you think will work best for you. IMO, I would suggest purchasing your first TS from a reputable TS reseller. You could pay a little more than via private or eBay, but you won't be scammed on the first purchase.

I picked up my first from Diane and it was a great exp. She had a ton of different deeds on hand and we were able to figure out what best suited me and my family. We ended up grabbing a 13440 point deed at the elara for the same yearly fees that you're looking at that under 8k points deed

My second deed we grabbed off ebay once I had a good grasp on the process and how to navigate the system

Op- please get more points than 8k. It won't be enough and if you're spending $1200+ a year you'll want it to be worth it. IMO 8k points isn't enough for anyone's needs and spending $1200+ a year

I agree with this approach. We first worked with Judi K, but any of the prior names have good reputations. We have since used eBay once we were more comfortable with this, just as @Kaneo'pohaku says. Also, after doing some research on sellers. But I would use a broker first time out.

When I was looking I was choosing between a
A) 8000pt boulevard deed for almost free or
B) 11200pt boulevard/Elara deed for $3000-5000

The math works out to around the same with the 11200 deed ahead for longer time frames.

More points, easier to offload, and the difference in MF/pt will make up the difference over time.

Need to compare closing costs also though
 
I have two inquiries: 8000 pts and 11,200 pts.
This one may be worth a low offer as well. Didn’t see your price range.

This sounds like the one I’m in conversation with Samuel (sellingtimeshares) about. The only difference is I’m being asked to pay 2026 maintenance fees. I have inquired about negotiating.
 
My budget is $5500. Am I being unreasonable?
Account for closing and points transfer/activation

Judi, for example, charges about $2k for closing. If you buy directly from an owner, you can use LT Transfers to do the closing and it is much cheaper.
