Buying a HGVC On the Open Market

I am in the process of doing business with Global Title Group, LLC to purchase a one-bedroom in Orlando. There is only one thread on Tug, and reviews are mixed. I'm trying to do my due diligence and requested a copy of the estoppel letter. The title company sent me an invoice receipt showing 2025 - 2027 maintenance fees have been paid. The invoice doesn't mention any loan or balance for the property. I am dealing with Isela, who stated that the deed is paid and the title is clear. My question is: since the invoice doesn't mention a balance owed, does that guarantee a clean title? Btw, the contract states that the deed is paid in full and that the title is free and clear.
 
I am not sure how they would pay 2027 MFs. They can pay 2026.

I would prefer an official and current estoppel. They can order this from HGV. There is a cost but worth it.

I don't know the title company. If you don't mind, can you share what you are buying, unit, points, location, and price? It may be too late but we can also provide thoughts on that part.

The sale is for HGVC Tuscany Village in Orlando, 7680 annual points. My apologies about the years' maintenance fees. The invoice reads, Prior Year Balance ($0), 2026 Amount ($0), Balance Due (0), and Due Within 90 days (0). The invoice also shows 2025 Points Balance (0), 2026 Points Balance (7680), and 2027 Points Balance (7680). There is no mention of balance for the deed. However, the contract, which is a separate document, states that there is a zero balance owed.
 
Hopefully, this is free or close to it. Many owners give those away. We used to own there and gave it away a few years ago. Since the MF/pt are higher and they are easy to book, folks tend to buy in other places with lower MF/pt and then use the points to stay there.
 
You can look at the free ones here, at Tuscany. Not trying to put the brakes on this for you but just for awareness. But, free doesn't mean good. Look at the long term MF cost and the points that you get from it. This is why you compare MF/pt... Which, ideally, is 0.10 or less.

Many. FL deeds tend to be higher.

You can look at the attachment on this post at the best MF/pt deeds. You need to balance cost, MF/pt, and use.

 
Why do you want to purchase a 1BR at Tuscany?

I would suggest looking for a better property with a lower MF/pt ratio. In general, 11,200 pts is the suggested first purchase. It, of course, depends on how you plan to use HGVC.
 
Those aren't a good trader because of the MF/pt, which is about 0.16....I would compare the MF/pt list, attached to the post above, to what is for sell on the market. You can look through the TUG marketplace. I like Vegas deeds like Blvd, Paradise, Flamingo, or Elara... You can usually get them for a few thousand dollars and the low MFs/pt will offset it over the long run

Great, thanks! I am currently looking at resales/free on TUG marketplace. Hopefully, I will land something in Vegas soon. There is a listing in Vegas for 7680 pts with maintenance $1227.83. The fee seems to be the same as in Tuscany for the same number of annual points. Or am I missing something?

Double check the MFs in the MF thread or the other site that I sent. Some sellers add the club dues which they shouldn't
 
I have seen many people recommend buying a resell 2 bedroom Platinum Season at Elara. You do have to make sure it is a HGVC and not one of the other organizations that own Units. The initial cost is higher because it is Platinum Season but you get more Points to use elsewhere and the MF are the same for Gold and Platinum. This is because MF are based on size of Unit not Season.

I had a very bad experience with them so you probably saw my name on the thread you referenced above. After that thread, I received some good advice, people only give things away for free if they really don't want it, and they only pay to give it away if no one will take it for free which means buying it is probably a bad decision. The lower maintenance fees in Vegas are usually at least 11,200 pt deeds like GT75 said above. Husker linked some good sites, there are reputable agents that sell HGVC deeds who will be more helpful than anyone on eBay typically, you can tell them what you want and they will find something similar for you. You may pay more in the short-run but over time with the MFs, you will pay less.

Thank you, RebelR, I am now researching Redweek. Do TUG members have access to Redweek? Or must I join to be able to purchase from someone on Redweek?

Tug also has a marketplace which you can search for timeshares for sale and won't need any additional fees to make offers. Once you search a specific property like Elara listed above, on the bottom it will usually show other Hilton properties too (like boulevard or flamingo which are also Vegas properties with I think also good MF/point ratios)
