I have a week on hold for Briarwood 6/27/09. I just put my search in about two weeks ago. How difficult is it to trade into this resort? Should I hold out for a better resort on the cape?

These are large 2 bedroom town houses - or maybe you have a 3 bedroom. I actually own 2 summer weeks there. I used to go there every summer but for the last 10 years I have traded. A lot of the units on the Cape are small hotel units so this is one of the larger ones (Southcape is another larger one). You will be there right up to the 4th of July, I think so it is a great time on the Cape. I am sure you will hear from others.

I also see a week 8/15 and another on 8/29 - same year. There is also one Southcape unit for 8/29/09

We stayed there about 12 years ago and at that time I was very disappointed in this resort. They may have updated by now, I would hope so, but the unit we had was awful. It was a two bedroom, and the rug and the furniture were worn and stained. The second bedroom was a loft and it was nice up there, don't get me wrong but the place looked like it desperately needed to be cleaned. One very nice thing about this place is that it is one of the few at the Cape that has a full kitchen. Many do not due to fire regulation.

From the living room there is a door that opens up to a patio outside. It is about and 8 x 8 area with a solid wooden fence around it and a large hillside that goes straight up, so you can not see a thing. I guess this was one of the main things that bothered me because I was at least expecting something beautiful to see from the room....being on Cape Cod. If this is o-k with you then go for it. The outdoor pool is like a motel size pool, very small. However, the location on the Cape was very nice. Close to the ferry going over to Martha's Vineyard. Would I go there again?????????? NO!

Try Surfside in Falmouth. On the ocean(you can hear the surf break) with a full kitchen.

I wpuld try Southcape. The units are bigger. If you can get one with a loft it will sleep 8. We have stayed at Southcape and we own there.

I own at Briarwood, too. We were there last summer and again last month. The summer unit (the one we own) had not been updated recently, but it was certainly quite clean and comfortable. Also very large, a large 2br townhouse with a full, well-stocked eat-in kitchen and a small private yard behind the townhouse, with a grill and a picnic table.

The unit we stayed in during President's week had been updated and, again, it was very clean and well maintained. Same layout, but new furniture, including a comfy new sectional. The master bedroom was not a loft in either of the units we saw, so I'm not sure where that might have been--I thought all the 2brs were identical. Maybe the 3brs are different.

Briarwood is not right on the beach but it an easy drive to six or seven nice ones, plus a lake beach. We passed Southcape and thought those looked good from the outside, too. Briarwood is not easy to get in the summer--nothing on the Cape is that easy to get in the summer, especially a 2br.

Nothing against being on the beach, but there's no question that getting an exchange on the beach in Cape Cod in summer is challenging.

Thanks for all you replies. I called RCI to check the availability of other weeks on the Cape but the representative told me he could not find the August weeks that were found by another member. I accepted the 6/27/09 week at Briarwood.

I hope you like it. It's not posh, but we found it comfortable and relaxing.

We have a late July week there this year booked at about the 18mth point prior.

I think it will be our 3rd week there in the last 5 yrs, I seem to see it for trade more than I would expect. Condos were built as a Condo development and then turned into timeshares.

As stated, not posh but well located for Cape activities and large and comfortable units with full kitchens, not so many on the Cape.

The small Motel size pool I would put as a negative and having to drive to the Library for internet access would be another. So, go to a local beach and drive to the Library. Look up the Cape Cod baseball league and see if you can catch a game or two, not sure when it starts but many stars of the future have started there and the local field is at most 10min away.

KEEP it !

You got a bonanza by confirming that week. I own one week there and the units have been or are in the priocess of being refurbished. They feel more like your own private home. If you were able topconfirm Briarwood for the July 4th week, you COULD get something else because you obviously had the trading power to obtain this difficult confirmation. But, the something else will not likely be as comfortably nice or as close to beaches and ferry service to the islands.

The two August weeks I saw are now gone. You will have a great time. People do not go to the cape to sit at the pool. My kids always loved it. :hi:
