BG - deeds, points, and walking away. How does it work?

Parents bought into bluegreen some time ago and I am trying to understand how it works so I can prepare for the inevitable "please get rid of this so we don't have to inherit this later" conversation. I found mortgage documents in Orange County, FL, ok. But it was for a specific facility. Then I found another in Myrtle Beach. I suspect there are others. The docs I've found are mortgage related, purchasing shares/weeks at that facility. I thought my parents stuff was in a points system, but these documents seem tied to a specific property.

So how does this work? Do my parents just have docs scattered everywhere in lots of county register of deeds offices? Is there a master contract with Bluegreen for points that is not at a register of deeds, and then these smaller mortgage docs are spawned off of that primary contract? Does BG have the master list of all properties my parents have signed up for? I'm confused. If they die then how do I know where all of these are or how to refuse the inheritance? And must we refuse inheritance at BG? Or with all these counties?

How do I prepare for this conversation & begin to unravel this so they can offload this?

If their mortgages are all paid off, I have read elsewhere that they could call BG and for about 18 months of maintenance fees they could deed everything back and walk away. Is this true?

Thanks. Other than just asking them directly, is there a way for me to know how much their maintenance fees likely are? Like are there standard maintenance fees? I want to be prepared for what that cost may do to their finances.
 
Heirs can not be forced to inherit a Timeshare or anything else. If the Mortgages/Loans are all paid off your parents can just stop paying the Maintenance Fees and eventually BG will Foreclose. They will have to put up with some harassment from BG.
