We are seriously considering selling our EOY week. When is the best time to put it up for sale? It is a mandatory resort, so I was thinking the best time would be the spring before the use year. Is this a good plan?
As it takes all TS awhile to sell. Why wait? also estimate 3 months to 12 months before you get it sold. That way if you sell it quicker you are much happier.... anyways the TSs I sold took between that time period to sell, and I was practically giving them away.
I agree. The sooner the better. In this economy, you will not be able to get a lot even for a mandatory resort. Where is your unit? I can give you a guess on what a realistic price will be to sell it. It first use is 2010, I would wait till later in the year. If it's 2009, list it NOW.

This is a bad time to try and sell a timeshare. Resales are at an all time low right now. I dont know where you own, but have you considered using the StarOptions to exchange for a popular week at a high-demand resort and renting it? I think I would rent for awhile and wait for the market to stabilize.

Renting would be an option, but I'm a little nervous about doing that again. We actually ended up renting out our 2008 SOs. We exchanged into Kauai for this August but were unable to travel due to a child's medical condition. Luckily for us we only listed the unit for enough $$ to cover our MFs (minus the SVN dues) and our trip cancelation fees because the Princeville weeks aren't renting very well from what I can see on RedWeek. I guess if we were just renting to cover our fees it would work.
If you plan 12 mos. in advance, and select the right week at the right resort to rent, you should be able to at least double your maintenance fee. It is hard to get top dollar, if you rent last minute, and many of the asking prices on the rental sites aren't realistic to begin with.
