I’m interested in purchasing a deed on the resale market with HGV. I intend to use the points to purchase other resorts whenever so I’m thinking a Vegas resort with the lower MF’s should be fine for me. My question is, at the 9 month mark, how good is availability at the resorts? I understand seasons, etc but during peak seasons which ones will I never be able to do? Also, is there a list somewhere of which clubs I would have direct access to book? Thank you!

You have access to all the HGVC and Hilton Club resorts except the couple rebranded Embarc (Sandestin and Palm Desert)

availability just depends on the property and time of year. Some, like Ocean Oak, need to be booked 9 months out others there is less pressure to do that but it is a good habit to be in to plan 9 months out.

Blvd, Paradise, or Flamingo are probably the best options in Vegas. Look for platinum resale deeds to get the best MF/pt.

Appreciate the info. This definitely helps I was just wondering if there’s any resorts during the peak seasons that even at the 9 month window, will be very difficult to get and I should just “rule it out”. I’m hoping to buy it to go to Breckenridge and the Carolina resorts during peak season if I book in advance. Is that likely or are they usually always booked?

others will need to comment on Valdoro. I know it is tricky during ski season. The only SC property that is hard is Ocean Oak. If you want to book in summer, then you have to book 9 months out and probably walk it. The MB properties don't fill up as fast since there are 3 of them. Charleston seems to be pretty easy to book if you pan ahead. Ocean Oak is just a smaller property and on HHI so it fills up. Some of the Hawaii properties need to be book 9 months our or similar for key times like booking during Christmas. We don't own at Ocean Oak but go every summer. We start walking it 9 + months out though.

If you want to stay at HGVC's major destinations - O'ahu, the Big Island, Carlsbad (CA), Las Vegas, Myrtle Beach, Orlando, and maybe NYC - you'll have no problems booking at 9 months (except perhaps at Lagoon tower on O'ahu which is less expensive). Also, the Club Season window at Grand Islander opens at 6 months and most of the resorts in NYC at 3 months.

Ski resorts in ski season and the FL Gulf affiliates are quite difficult to book (unless you own there). The inexpensive rooms in Charleston can be tricky and (as @HuskerATL wrote) the same for Ocean Oak on HHI.

If you are super flexible and don't need a specific room nor specific dates, then it is possible. The trick will be to look at availability and book exactly when the club season window opens. I feel that there is a little better availably at Sunrise Lodge in Park City. But honestly, I own both Sunrise Lodge and Valdoro in ski season. So I can always get my dates (except for maybe Christmas week/New Years week)

I didn’t know that Park City was an option. Is there a list of resorts you can book if you buy in through resale? I thought the only mountain resort was breckenridge

Awesome, this is exactly what I was looking for. Thank you! Contemplating a $4k contract for 2 br 11,200 points platinum annual contract at paradise in Vegas. Reviewing to see if this is a good deal before I close, but seems like it so far

Hello, 4 yrs old owner from resale market just like you. the general rules of thumb is if the locations with more than one HGVC property normally easy to book. (NYC, Orlando, Vegas, Hawaii, Myrtle Beach, etc,,,) I can find a one bed room or studio about 1 or two months out easily peak or non peak season. Mexico is great, this is one of the main reason we go with Hilton over Marriott, since Marriott has no Mexico properties. You can always find opening through out Mexico two to three months out.

Place to Rule out you asked?
1. FLORIDA outside of Miami and Orlando, impossible to get in. most of those properties are old and the original owners are refuse to convert their fixed weeks to points. I have NOT seen any three days opening in my entire 4 years with HGVC.

2. Hilton Heads, this is a number two impossible to get in, I do see opening everynow and then months ahead, it's doable, but very difficult.

3. Ski Resort, if you want to book two to four bedroom between Jan to Mar, you can forget about it. One bedroom or studio,,,, there is a chance. A slim chance. You will find more availability in April, but the ski season is pretty much over by then.

Outside of these three, I think HGVC is great. BTW, I paid 5k for 11,500 pts with 1500 HOA annually. let me know if you can beat that at the current market.

Currently have a confirmed offer of $4k for 11,200 points annually with MF of $1130. Seems like it could be a good deal. Any experience with Charleston in terms of Availability? I think I would mostly book in Charleston, Orlando, Vegas, Skiing resort (if possible), and possibly short NYC trips.

Florida Resorts (except Orlando and Miami) are more difficult to get. They do become available but you must look often and be flexible with dates.

Orlando, Vegas, and NYC all are pretty easy. You may have to plan ahead for specific times, like if you want July 4th week or Christmas week in Orlando or F1 week in Vegas but other than that, there is tends to be availability. Charleston tends have availability. As a general rule, plan ahead or plan on luck....

the 11,200 for $1,130 MFs is decent with a 0.10 MF/pt cost...and that is the type that we look at 0.10 or less.

I wouldn’t call Hilton Head impossible, but you do have to plan ahead, be fast on the draw and know how to walk the reservation. The standard rooms are easier than the premiere so you may want to start there.

Thank you. I am not that interested in Hilton Head as I also have DVC and can get in there if I wanted pretty easily. I’m more interested in Charleston/Myrtle Beach personally.

I haven’t been to Charleston, but I have been to both Ocean 22 and Ocean Enclave. They are both fairly easy to book unless you want a 3 bedroom ocean view (plus) unit at Enclave. I had to walk that unit for our trip there last month. Great resort, it’s our favorite accommodations in the system.
