If you buy at the Phoenician fractional ownership program by Starwood, you are automatically PFL!! Their rates start at $150,000 for 3 weeks at the resort. Every "house" has a pool and jacuzzi in their back yard and you own fixed weeks that are guaranteed each year.

You can trade them for StarPoints (about 100,000) per week!

Just throught I would tempt you all!

Katherine

Where do I sign up??? :D Put me down for 2 or 3! :D

Well, remember the thread where we all calculated that it takes aout $150k to get to Platinum buying TSs? Here is your chance to do just one purchase (and it's tax deductible and financing at "house" rates is available).

Gosh, I should go work for Starwood.

Actually, it sounds great except for their lack of flexibility. There are only 3 fractional ownership resorts so far in their system (AZ, CO and NY). And it's hard to trade with owners for different weeks. Yes you get StarPoints but that seems like a moving target and devaluation is too much of a risk to make it worth while.

Here is a link to floor plans and other info about the Phoenician Residences.

It looks very nice, almost too nice for me. I like my Westin/Sheraton timeshares because they are nice, but not so nice that I feel compelled to walk around with a wad of dollar bills just so I'll have 'em handy in case I need to tip someone on the fly.

On the plus side, the brochure reports that the units will have "fully equipped kitchens," so I'm thinking they'll have real ovens. Fancy.

I wonder why starwood does not add a staroption value to these residences....maybe 196,000 for a 2br peak season adn 229,000 for a 3br. It would seem to add flexibilty to those buying these residences, and it would give another benefit to the elite starwood owner.

Because then the fractional people might have to co-mingle with timeshare people! Truly, I'm sure that the fractionals are marketed as "not timeshare."

Between $8,400 and $14k....for 3 weeks depending on size of unit...
I am compairing with Four Seasons....I like both..:)

I started looking into fractional ownership (St. Regis in Costa Rica), but I found I definitely want the ability to go other places and thus decided against it. It wasn't because of the cost (per week and for maintenance fees). The resorts are a step up from the timeshares and I would have been willing to pay for that. My problem was the lack of flexibility to do other things with my ownership. I also prefer floating weeks to fixed weeks.

I totally agree....nice concept- but I'm leaning toward Four Seasons Aviara: resale purchase ability, love the resort, can easily trade to great locales and best of all, I can bring my, future, little dog....:)

If you guys are considering a purchase like this, you really should consider High Country Club. I signed up for a trial membership year & am seriously considering joining at the end of my trial. They have Starwood VOI type pricing but many more (& typically larger) locations to choose from.

HCC

Anna...no dogs allowed though, sorry!

I agree- HCC sounds terrific- but the 'no (cute little) dogs' is a deal killer for me....works great for others though...and I love Carlsbad area- so we'll be at 4S 85-95% of the time...thanks.:)

I love Aviara too. But we live about 10 minutes from there so it's not enough of a change! :D

There are a number of Private Destination Clubs like High Country Club, my favorite ( only theoretically, as I am just too cheap...) is Excluseve resorts

http://www.exclusiveresorts.com/

as they really have a wide variety of locations and you even can stay aboard The World, a cruise ship that has big condos on it.

There is a good website about Private Residence Clubs if anybody is seriously interested:

http://www.halogenguides.com/

If I would move up to this category I would definitely favor such a CLub over a inflexible fractional.

Let's keep on dreaming.....

I've looked at fractionals, and yes they do market them as "not timeshares".

I agree with you on Exclusive Resorts but can't justify spending that kind of money. HCC seems promising but nervous about property values at ~$800k.

I don't think the trial memership is worth it. Half of those HCC units can be found and rented on VRBO for little more than the the maint. fees without plunkiing down 30K.
