At a crossroad - Marriott Ownership moving to Trust

$4 pp is fantastic. Did you factor in the incentives already? With that purchase, I guess one can also enroll a couple of resales - I just need to be prepared to go!
We did not discuss incentives as the fees were higher than my comfort level. It was one Gold and one Silver as well though not horrible with a total fee structure of 71¢ PP. On a previous offer they'd discussed paying the 2026 fees instead so they may have assumed that here as well. The discussion was related to enrolling 2 weeks (well 1.5) so I'd say it would do so. I don't think anything short of a Platinum there would fit my criteria for yearly fees though as I'd want them at or under 45¢ PP since I'd use the points even though the main focus would be to enroll.
 
Island View = Garden View? I cannot imagine Garden is on Ocean Front.

If it's 5450 points, might just be easier to elect and rent out points?
Yes garden view. At 5450 i would get maybe $4200 points. The Aruba NY week luckily rents for more than that.

I have been trying for a few years to book a week 52 at either Aruba properties and have not seen any availability at 13 or 12 months with points. Maybe the units are snatched up within the first 10 seconds of inventory loading? But I have seen zero availability. Even my home week stay of Friday, saturday or Sunday checkin, within a minute of loading, one of the three days will be gone.

You can PM me. I did not factor in incentives, it actually wasn't discussed. If it had been 2 gold weeks I might have bit but I felt this penny wise and pound foolish for my situation as my main benefit would be exchange fees and lock off fees for the 1.5 weeks which are exchange weeks then maybe dropping the personal II account in a few years.

It depends on which Platinum, the 1 BR was less than that in fees and it was around $12 PP. I didn't ask further as the total was important to me as well.

It sounds a great deal! I am curoius which weeks they wanted? In certain cases, they will give you credit for resale weeks. Think someone shared the expereince, and I want to have a couple of resale weeks ready for that.
 
They would credit me for what I paid for Platinum 2 BRs at Desert Springs 1 and Oceanside at Ocean Pointe. They were my 2 largest purchases and were direct with Marriott. I don’t see this making sense for me. Ideally, my maintenance would come down from 69 cents per point to under 50 cents without having a total points much above 20,000 per year. Quarter shares at Grand Residence alone are too many points for me.

I just wanted to enroll 13.5 weeks but didn't want to buy more points. This was a way to do it, thanks to Dean. Plus, I have a great week for rental, it seems. The only time rental was iffy was during the first year of covid in 2020/2021? I turned that week in for points.

I figure I can resell week for $40k. So really in this for $25k, so about $2k a week. I save in exchange and lock off fees about $400 a year in sacings per week. I am seeing break even about the 7 year mark with time value of money. If I do not count time value of money, payback would be around 5 years.

I guess it has paid back in rental already! Great investment.

Did you enroll GRC right after purchase? I don't believe the 6-month window but curious.

yeah, you will end up with more than 20k points for GRC + Aruba, likely 27-30k range. But I believe your total annual MF will be below 10k for that. The MF on GRC studio is only 6k, and I don't know about RE tax. Anyone konws? Think it resets lower with the new resale price in CA.

You could rent out your week like the above if you cannot use that many points.

Another 2c is at 69c pp, your children might feel it as a burden instead of an asset if they don't know how to maximize it. But if they know what you now know and loves timeshare, it takes very little capital (likely less than the legal and brokerage fees to transfer in and out of a trust for so many deeds) to achive what your portfolio can do today.
