Are All Marriott Newport Coast Villas Weeks Created Equal?

Hi there, I have been looking at the Marriott Newport Coast Villas. Because of the wide variety of prices for resales, my question is, aside from gold vs. platinum, and aside from special weeks like New Year's, are all the weeks the same or are some units/deeds preferable over others? I am just wondering if there is anything I need to be alert to if I purchase a resale. Also, is Marriott Newport Coast Villas considered a good trader?

Far from it! At Newport Coast Villas, Marriott created a very long Platinum season that contains many weeks that aren't really Platinum in demand. Thus you have a lot of Platinum owners that bought to be able to reserve for one of the few summer Platinum weeks.

Newport Coast is likely a good trader, but it wouldn't be a recommended resort to buy primarily for trading purposes. This is because it doesn't lock off and you really can only ideally get one trade from one MF. Owning a lock off unit somewhere is a better option if the primary purpose is for trading.

Thank you! I am sure we would stay at the resort at least 1/2 the years. But to your point, if we bought elsewhere where we could get a lock off, do you know hard it is to trade INTO this resort? It is not important to us to visit during high season.

I agree with what Dioxide45 shared. We own at NCV and have found that the first two weeks of July are almost impossible to reserve. However, we have been able to reserve a unit the second half of July and any week in August, but I do make the reservation the first day of availability. Since you are flexible you should be able to get a week you like. I used to try and trade into the resort before we owned there, but never got anything in the summer months. That said, October is usually a very nice time to be there.

Best regards.

Mike

Thank you, Mike. Was it your desire for July/August weeks that influenced you to finally purchase there?

Yes, that's a good question, and perhaps others will chime in.

We own the White season (a.k.a. Gold season at other resorts) at Marriott Desert Springs Villas 2. We generally lock off the unit and trade. And, like you, we often travel during non-peak seasons, usually in spring and fall.

We have traded into NCV twice in the past. These were week-for-week exchanges via Interval International:
  • we used our DSV2 White week Master to trade for a 2BR at NCV in mid-April 2014
  • we again used a DSV2 White week Master to trade for a 2BR at NCV at the start of Nov 2020
Even though I'm crazy enough to keep notes about our trades, unfortunately I don't save any record of how far in advance we made these trades. Typically, I'm a planner, so many of our stays are planned well in advance.

Also, as I recall, it's harder to use our DSV2 White week Studio side to trade into NCV, perhaps because NCV is all 2BR units.

You might also ask what other trades we have made within the Marriott system using locked-off DSV2 White weeks. You will notice that these trades are not during the summertime months (my wife doesn't like to travel when it's really crowded, so we often aim for shoulder season). Most of the 2BR units were obtained with the Master side of our unit, and most of the 1BR trades using the Studio side of our unit.
  • Timber Lodge (Lake Tahoe) 2BR, late September, early October, and early November (yes, we like Tahoe - one of our favorite USA destinations)
  • Mountainside (Park City) 2BR, late May
  • Playa Andaluza (Spain) 3BR, early October - we fit this week in as part of a 3 week trip to Spain
  • Desert Springs Villas 2 1BR, mid-late March
  • Legends Edge (Florida panhandle) 2BR, May
  • Ocean Pointe (Palm Beach, Florida), 2BR, April
  • Cypress Harbour (Orlando, FL), 2BR, early May
  • Grande Vista (Orlando), 1BR, April
  • Willow Ridge (Branson), 1BR, early Oct
  • Phuket Beach Club (Thailand), 2BR, December - we fit this in as part of a 3 week trip to SE Asia
  • Grand Chateau (Las Vegas), 2BR, early May
  • Summit Watch (Park City), 2BR, mid-May
  • Canyon Villas (Scottsdale), 2BR, mid-January
Also, as part of our Interval International account, we've made a number of trades to a variety of Marriott resorts using the Accommodation Certificates that Interval occasionally grants.

Hope this is helpful.

Yes. We live in Las Vegas, so we were specifically looking for a nice resort on the Southern CA coast. We had exchanged into NCV several times over the years, but never in the summer. As others have mentioned, depending on what you are trying to achieve it may not be the best fit because it is a dedicated 2BR rather than a lock-off unit. We like the resort and area so much that we were looking for our specific summer use.

Best regards.

Mike

We usually exchange into NCV twice every year in mid to late June and late August to early September, using Desert Springs Villas I studios (red week).

Wow thanks for the replies and insights. Seems like getting a red season Desert Springs Villa 2BR lockoff is a better idea than buying into Newport Coast Villas. Those are some beautiful trades! To be able to trade a red studio for a late Aug/early Sept 2 BR sounds super!!

Comparing Desert Springs Villas I vs. II, is one preferable to the other?

Read through this;

There are about 22 weeks in Gold season, all the weeks have about average travel demand. The 28 weeks of platinum season have widely different travel demand. The 12 weeks of summer have the highest demand possible and most of the other weeks have the same demand as gold season. Therefore I would not encourage anyone to buy platinum season.

FYI We own gold weeks and are able to easily reserve any week we want during gold season. And we have been able to trade into NCV in the fall with our other TS weeks.

Thank you, Bill. Very helpful information.

We usually go there once a year, although a few times we've done it twice in a year. I try to use a DSV efficiency, (usually a white week) but sometimes I need to use a 1 BR to make the exchange. For us, it is less than a 2 hr. drive.
