Just looking to see if the incentives have gotten better in this economy. I'd love to buy a developer week and a resale week and get 2 weeks back to back for the summers. NCV is first on our list since we live so close.

Also, if not NCV, which Marriott has the best purchase incentive/pricepoint right now if we want to buy direct?

I did not call to get the specifics, but I received an email from Fairway Villas this past week about incentives. They are currently selling the Platinum weeks (all 2BR) for $21,900. In the email, it mentioned these things, but no specifics.
1,000,000 points, 2 airline tickets and 7 day stay every year of ownership, new meal plan incentive for breakfast, lunch & dinner.

I deleted the email, but it just said to call the Fairway Villas sales offices.

I'd guess that a million points included financing for 10 years, or at least trading in for points for some of those years.

I recently spoke with a salesman on Maui about a developer purchase for points. There was a Barony Beach Garden View (around $ 22,000?) or a Grand Chateau (around $ 29,000?) that could be financed and then traded for points to arrive at over 2 million in the next 10 years.

Perhaps they still have good incentives at Grand Lakes in Orlando.

I think Marriott is more flexible than Starwood on Developer purchases.

If that's really the deal with no catch, that would be surprising.

Kath, the only current developer perk as u know at this time is the ability to trade for marriott points usually every other year.

For my 2BR L/O at Aruba Surf Club - that I divide up and use to stay 2 weeks = 14 nights - Marriott would give me 90,000 MRP

3 nights in a cat 7 (top) hotel - 90K
4 nights Cat 6 95K
5 nights Cat 5 - 95K
5 nights Cat 4 - 85K,
6 nights Cat 4 - 95K
7 nights Cat 3 - 82K

So to stay in a hotel room in Aruba Cat 7 for 3 nights, I have to give Marriott 7 studio nights and 7 1BR nights.

No thanks!

There are poeple here who own 4 or 6 weeks and turn 2 or 3 units in every year to get some nice hotel/air packages.... but for the 'casual' owner, it just doesn't make sense.

Be careful with Newport Coast. The platinum season is extraordinarily long (weeks 23-52, I believe) which means many owners compete for relatively few prime summer weeks. Yes, you can get preference by being a multiple week owner -- you get to reserve at the 13 month window -- but others have figured this out and I suspect the comparative advantage has been diminished.

You can corroborate this on the sightings board; autumn (read: platinum) weeks are frequently available even after the 24 day preference period. If you want two October weeks, you can probably get them by exchange. If you want two July weeks, you may not be able to get them even as a multiple week owner.
