Advice on buying Hgvc resale

Are all HGVC points made equal? Would a timeshare in Maui cost the same as HGVC resort in Vegas with the same number of points?
From my experience, HGVC is pricing around $7 per point. I don't know about Maui specifically because I haven't had an owner's update there. I did just a quote at $6/pt for an upgrade to LV-Trump Tower because as the salesman said it was cheaper.

Interesting. Is that resale or developer prices?

I like to look of the hilton program . It looks resale friendly and the points look to be pretty flexible.

That's resale. For a great quality deed (one with a good MF to point ration), you can expect to pay no more than $1 a point. You can find great quality deeds at $0.75 a point or even less if you look hard enough. Deeds that are bought to use the week (high demand locations like Ski weeks, certain Hawaiian resorts, Hilton Head) will be more. Gold deeds or deeds with a high MF to point ratio will be $0.30 - $0.40 per point or less (or even free).

No. The value of the points for use during Club Week bookings are the same. The buy-in costs and maintenance fees are not the same.

Developer, but there probably isn't any Maui resales yet since it just opened.

You're probably correct. That is listed at just over $5/pt and of the four resales I've bought in the last year, the original purchaser paid about $7.50/pt. on the two newest sales in 2016 (Kings Land) and 2017 (the District). $90-100k would not be out of the question given how new this resort is. It's crazy that there is a resale on the market already and the resort isn't even complete.

7000 points is the same everywhere. Maintenance fees differ dramatically. I think Elara is the cheapest. But I have always bought where I want to go.HI is more expensive to but because owners actually stay there and it’s high demand with low supply,

Yes, but no. All HGVC points (not including "a Hilton Club" nee "by Hilton Club") are made equal. But each come with different maintenance fees and home resorts and so have different prices.

SW FL affiliates would also call into the high demand category. IMHO, a Gold SW FL week (typically 5,000 points) has much more "value" than many other Gold weeks even if annual fees are a bit higher, as it ensures the ability to book home week/season at 12 months.

Isn't the $7/point you referenced Developer not resale??

To your point on finding great quality deeds, earlier this year I closed on a EOY Valdoro that gives me a Platinum Fixed Ski Week and Floating week (6200 pts each) for $3250 which works out to $.56/pt and just bought an EOY District (7200 pts) for $1900, which if you annualize is about $.53/pt.
