Advice on buying Hgvc resale

Hello, rescinded on a 3400 annual points gold at Las palmeras earlier this year. Now looking to buy resale. Probably looking at 5000 points per year. Need to understand next steps on how to buy. I went on redweek and some other resale sites and they are all over the place. One listing is asking $15000. Another with similar points etc is asking $4000.. Why such wide dispersion or am I missing something? They all ask for make offer. Any consultants I should talk to?

There are owners that have unrealistic ideas on what they can get for their deeds. Take a peek at rofr.net to see what different deeds have actually sold for. You can contact a broker to help you. You may pay more in upfront cost with them, but you get someone to help you through the process.

As far as points go, I would recommend 7000 points (2 bedroom platinum) to the most of of your membership.

There are several on eBay right now. Check the MF per point ratios before buying unless you have a specific location in mind.

We bought on eBay last fall from seller tochoa25. Had no issues - they were super quick to get paperwork submitted - longest part was waiting for HGVC to actually do the transfer. Took about 5 weeks total from winning the bid to having account access.

I’ve purchased and sold 6 over the past 12 years on eBay with no issues. Look for a seller with good history and using a professional closing company like LT Transfer.

If so, that's really unfortunate. My in-laws own at Tuscany and they're growing really dissatisfied with the maintenance fees, especially in light of what I pay at Elara. Finding out that their Gold deed is basically worthless will be major salt in the wound.

We have bought from, and sold with, Judi's team and they're great. We've gotten a couple from ebay, and one was from tochoa25. As above, this was smooth.

ebay can have problems, so be careful. But there are legit folks out there.

You can sometimes find rock bottom prices on eBay.
Some are sold by Postcard Companies (PCCs), who charged previous owners thousands of dollars to get rid of their timeshare. Just be careful. Like anything else that is advertised for sale on EBay, Craigslist, Facebook, etc, there are scammers.

The problem with eBay in the past, is that eBay feedback is often given before the transfer has completed. In 2009, TUG created a forum called “ Ratings of Timeshare Related Businesses” (link) to help buyers avoid some sellers (some were scammers, some were taking months/years to process a transfer, some were careless with documentation, etc).

Full disclosure: Over the years, I’ve picked up weeks from TUG frequently mentioned brokers (Judi, Diane, and others), HGVC resale agent (Joanne Peters), eBay and from individual sellers on the TUG marketplace and TUG Bargain Basement.

If you dont mind taking time to conduct deep research on the timeshares to buy, and investigating EBay seller and risk, then EBay could save you a few bucks.

If you want to ensure you dont get scammed, and just want to get your vacations at a fair price but not wait for the absolutely lowest deal on EBay (which could take a while), then use a broker.

Many Tuggers are experts and do not mind EBay DIY to save money. Brokers offer more service, and for many the cost differential is minimal. Especially considering that you are still paying a fraction of developer prices.

Yes. The lower season and/or high MF’s can be given away even in normal times. Since Covid hit 2 years ago, HGVC hasn’t really been exercising ROFR at all. I bought a 2 bedroom platinum Boulevard deed for $2500 this past June and there was someone that reported they bought one for $1500. In 2019, HGVC would have grabbed anything in the $6000 range and up. The only resorts exercising ROFR now are the South Carolina properties and they are being very aggressive.

There are also some on there that are $0.00 that weren’t reported as $0.00. Many if the eBay sellers are selling deeds that owners paid several thousands of dollars to “get rid of.” Some people that haven’t found a place like TUG will pay companies to get them out of their timeshare and will pay money to do so (unless it’s a really bad deed, they are paying someone lots of money to do something they can do themselves). The eBay sellers then sell them fir whatever they can. They are also paid to transfer the deeds. All of the money paid in the transaction, including the thousands of dollars the original owners paid is submitted to HGVC in the ROFR paperwork. They new owners never knows how much that is, so they report on rofr.net what they paid.

Just became a member. Didn't realize I wasn't a member already and there is an annual membership that's how new I am to this

Best $15 dollars you can spend timesharing! If you write reviews, you can get your membership free (I still pay for mine even tough I gave write reviews).

Note also the 5000 1 bd unit and the 4800 2 bd gold unit seem to be the same but the maintenance fees (MFs) will be different. The 4800 2 bd unit costing more since it is 2 bedroom vs 1 bd. MFs are based on unit size not points.

PLEASE NOTE as of Feb 24th HGVC points will be adjusted and a 7000 pt unit will now go up 60% or to 11,200 so sure that you're talking about the same things.

I doubt it unless they have a gift program Like Hyatt used to. Typically there was to be a transfer of legal consideration $ to execute a contract. You can get them for $1.

I own one of the 7000 point 1BR's at Elara too. In addition to that I have a EOY 12,600 point 1BR at Kings Land. Both of those have really low MF's.

Some people are in denial and won't accept the truth the deed they spent $40k is worth $4k. So they list for $15k and... never sell.

Are all HGVC points made equal? Would a timeshare in Maui cost the same as HGVC resort in Vegas with the same number of points?
