Here are some questions you can answer to focus your timeshare wants/needs.

1) Is there a vacation destination you wish to visit most of the time or on a regular basis? if so where?

2) Do you want to visit your home resort at least half the time, or do you want to trade more than half the time?

3) What are your 5 top trade destinations?

4) How many people do you usually travel with - total, including yourself?

5) Can you travel any time, or are you locked into the school schedule?

6) Can you make firm plans 12 or more mos. in advance?

7) Can you vacation for a full week at a time?

8) What level of accommodations do you prefer on a scale of 1 to 5 stars?

9) How much can you afford to spend upfront, without financing?

10) How much can you afford to spend every year for a maintenance fee that will come due right after Christmas, and increase each year?

11) Are you a detail oriented planner?

12) Do you understand that once you buy a timeshare, it may be very difficult to sell or give away, and you are responsible for all fees, until you do?

This is going to be tough because I believe all Sedona properties are former Diamond properties (not part of HGVC) which means you either use the resale week or deposit it in RCI/Interval International, you can't split them into days. So, if you want to go to both Sedona and Vegas, then you would need to buy 2 deeds, one for each property for a week. Have you considered Hyatt or Wyndham? I don't know much about those systems but believe they use points and have locations in both places

I don't think there are any HGVC properties at Sedona. (HVC, formerly Diamond, is a different point system).

Can you split your family 3/4 and book two, possibly non-adjacent, units as needed?
HVC has a couple sleep-8 options in Sedona, but all the Vegas rooms are listed as max occupancy 6. With HVC US-Collection 11,000 points should be enough for two 4-night weekday trips, but trying to book 2x 4-night long weekends would risk doubling that to 22,000 points.

Otherwise maybe Club Wyndham? The Sedona and Vegas Grand Desert/Desert Blue locations have sleep-8 suites. Probably looking at 187,000 points minimum, with 256,000 for more options, weekends more expensive but not quite to the extent as with HVC.

Worldmark is a third option if Flagstaff is close enough to count as Sedona.

Honorable mention for just buying two full week deeds at independent resorts, one at Sedona and one at Vegas if you are able to travel for full weeks and plan to visit the same two locations every year.

Have you thought about Wyndham because they have properties in both locations you are seeking?

I think Sedona Summit is a pretty easy exchange through DEX. I would imagine Polo Towers in Las Vegas is too. This would mean Hilton Vacation Club (former Diamond) property might be a good option. You would want something that you can enroll in DEX. Keep in mind that with timeshares you generally will need to make week long reservations, though you don't have to stay the whole week. Timeshares, aren't all that conducive to shorter stays unless you go with points. That additional flexibility may come with additional costs.

These are the places we like to visit most. Sedona AZ, Las Vegas, and San Diego. Even Phoenix staycations would be nice.

Timeshares have a lot of nit-picky and ever changing rules that you have to stay on top of to be successful with your timeshare. Rules like how and when to make and cancel reservations, and all of the details surrounding reservations. I wouldn't buy a timeshare if this doesn't suit your personality.

I would consider Wyndham they have a presence in all those locations you mentioned you want to go. Wyndham Oceanside is fantastic, across the street from the beach and there is also Wyndham Harbor Lights in Gaslamp Quarter. Harbour Lights is primarily studios, but we were able to book the elusive one bedroom at this location.

Since Wyndham is a point based system you can book your 4 day stays. In the Wyndham system Friday/ Saturday stays cost more points.

My only concern is you answered you are not a detailed planner. Popular locations like Oceanside in summer book quickly. Sedona gets booked during rodeo week in October. We book as early as we can.

Take a look at the Club Wyndham website for the locations you want. You don’t have to be an owner to look at the resorts and floorplans.
