Advice Needed - Buying Marriott Aruba Ocean Club Timeshare

Newbie to the forum and new to timeshares (thanks for all the great info I've found so far - HUGE help). After having visiting Marriott's Aruba Ocean Club last year (rented a 2 BR/2 BA unit), we were in the process of renting again this year when I stumbled on a until that I would like to purchase through an owner resale.

I fear I may have missed something along the line (I'm certain its on here somewhere but I haven't been able to track it down yet),but have made an offer to the owner which was accepted and now I'm finding mixed information on how to proceed. My questions are:

  • What is the next step?
  • Do we have to work through the resort directly to complete the transaction?
  • Do I enlist a title company for the transaction (it looks like MAOC is an RTU so it doesn't appear to be a deeded property but I haven't yet seen any paperwork to be sure)?
    • Since its an Aruban property, not sure if there are any unique processes that I need to be aware of.
Lots more questions but I think if you can offer any help in getting me started, I would greatly appreciate it! Thanks in advance.

Love Ocean Club, my home resort! Transferring a Marriott Aruba week is very easy. Use LT Transfers to handle the transfer and hold escrow. Since it's not a deeded property, closing costs are lower.

Here's the transfer packet. Very easy, I've done it myself before but since having LT transfers handling the process from start to end wasn't much more than escrow only, easier to have them handle closing.

I agree with others that using LT Transfers is good, especially if there is a significant sum of money involved.

Thank you so much for your help! You guys are awesome and its nice to join such a supportive bunch. And...WOW...my first post on TUG and I get a response from dioxide who, from what I can tell, is a legend on these boards (I've been perusing and admiring your work on the ROFR database and process although after reading it last night and using your formula, my hopes that this deal passes is quickly fading away). We will still give it a shot.

One follow-up question, do we go through ROFR first (i.e. prepare the purchase agreement, etc.) see if it passes and then work through LT transfers or do we go with them from the opening bell. I realize I am completely using up my "newbieness" here but I've been self-educating for the past couple of week and you guys have unknowingly been a huge help. Definitely a different process for Aruba properties and I want to get this through ROFR one way or another so that I know what I'm dealing with or if Marriott is going to kick me to the curb - just not sure if we do that and then go to LT or if that is part of the LT process.

:)I am honored that you would think I am a legend around here. Not sure how true that is though. Had DaveM come along and posted, then it would truly be a high honor!
