Accurate Real Estate and Appraisal Services

Hello all...
Anyone ever heard of Accurate Real Estate and Appraisal Services our of Georgia.. regarding the selling of your Timeshare.??
Got a call from them recently and they want to buy our timeshare which was a carry over from our purchase of Tau Resorts.
Of course they want money up front to proceed with completion of the 'sale' and transfer to the new owner/buyer.
Been down this road before..and bitten/taken for paying funds upfront.
Anyone have or heard of this organisation.?
They are not BBB accredited...but then again...are any of these organizations accredited..??
Another scam perhaps...?
 
Yeah...No kidding.
Just got off the phone with them. 1st the agent, then his supervisor..to try and convince me otherwise. As I said to them both, take your fees and commission out of the sale price and send me the net... But no, they can't do that...because it's not a 'deeded property'. They want me to send them $3300usd, for them to send to a bank in NYC to then got to the resort in Mexico..for the transfer of ownership... Hey right. ! - Anyway..after a back and forth discussion going nowhere..and my insistence that I was Not going to send them money upfront to conclude the deal..and to then, supposedly have that money included in my proceeds of the 'sale' of my 'time'... he, hung up on me. So much for that one...!!

Yes, it is a scam as you have now figured out. This scam is probably the oldest timeshare scam there is. Just google "Mexican timeshare scam" and see how much comes up.

Not that we need more proof, but I find it kind of fun to do. A little digging reveals more scam proof.

Website created in 2021 despite their website claim that they have been in business since 2016.

Scammers love to make fake reviews to fool people into thinking they are legit. Take the review of "T Castle". See his "review" in the attached photo. Now compare that review to an older review posted about a legit real estate agent at home;light.com. They are exactly the same. Now take the profile pic of "T Castle". Compare that picture to the legit LinkedIn profile pic of someone by a totally different name.

Why do they keep scamming? Because far too many people keep falling for it and sending them money. As long as that happens, we will continue to see these scams on a daily basis.

It does not matter whether we have heard of this organization or not. The name does not matter. These scammers change their names very frequently. The things to look out for are: an unsolicited phone call (especially when you don't even have your TS listed for sale or rent), a too-good-to-be-true offer, an empty promise that they take their fees out of the sale, and an empty promise that the "buyer" has already paid these fees into escrow that will be reimbursed to you on closing.

As for BBB accreditation, believe it or not, many of these scam companies are BBB accredited or at least, have a BBB profile. If you search, you will see some threads about this.

We cannot stress strongly enough that ANYONE who calls you with an offer to sell or rent out your timeshare is a scammer. The name of the "scammer company" does not matter. They change their names and move on to the next victim. The one thing they they have in common is "upfront fees". As soon as they get the fee, they assess whether they can get even more from that same victim or move on. Another thing they have in common is they often target owners of timeshares in Mexico. And lastly, the name of the company is very often something that sounds like it is part of Interval International or RCI. By using a name that sounds "familiar" to the timeshare owner, that gives an air of legitimacy.

Here is a news article of one victim who was taken for a huge sum of money.

While the huge sum is unusual, we get this question at least once a week on TUG and on II Community forum.

Yep. They just tried to send me a "contract" to sell my unit. Funny because I was approached in a similar fashion last December with the same tactic by a group called "CAPITAL REAL ESTATE ADVISORY GROUP LLC." <appraisals@c-realestatellc.com>. They have a buyer for my unit in Puerta Vallarta. Of course the price they are offering is 3 times what I paid for it appealing to my greedy side. Whats the catch? They want money up front. Tried to run some game on me like user jatco mentioned in a previous post on this thread " That because the property isnt deeded I have to pay some random "fee". I can see why some people might get suckered into this deal if they really want to sell their unit. They key is when things dont add up. So to keep anyone from getting conned here is what I encountered with "Accurate Real Estate Appraisal Services, LLC". They called initially introducing themselves and used the name Jordan C. Cortez Broker License: 391094. When I look up
Jordan C. Cortez with Broker License: 391094...he is not associated with and company called Accurate Real Estate Appraisal Services, LLC. I looked them up and they are a registered corporation in the State of Georgia. I feel inclined to file a complaint with the Georgia Secretary of State orporations Division. I am tired of these scammers trying me and I am even more pissed that they might have gotten away with scamming someone who didnt know better. They called me from 1 1-470-734-8253 number. They person I spoke with today was Carlos.

If you google 300 Colonial Center Parkway, STE 100N, Roswell, 30076, GA, USA the address is registered to a number of random businesses. Any joker can apparently list the same address and suite number as their address, legitimate or not.

Why? Because that is the con! Its the same as any con. You have to offer something that is too good to be true and swindle the number of people who dont catch on. No different than the arcade game that places a 100 dollar bill in the middle and you keep inserting coins to grab it with a robotic arm....Your never gonna get it!!!....but by the time you figure it out...well you know the rest.

We are glad you didn't fall for the scam. Unfortunately, many have fallen. It works that is why they keep trying.
