Are 9600 resales really hard to come by? I'm finding some, but they are all $20,000+ which seems high for resale.

Have you tried ebay?

The problem I'm finding now is that I think I'm going to ave to buy in Orlando to get a good price, and we live in Orlando. Whenever we actually stay in Orlando it is at Disney with our DVC points. Is it a bad decision to buy somewhere you never plan on staying?

Not with HGVC. In fact, HGVC's flexibility allowing you to use your points in any of their locations (granted, there are not that many) coupled with the lower maintenance fees in Orlando & Vegas, make owning in those two locations very desirable as long as you are flexible about when you want to go someplace else. Even that is easily overcome as long as you start looking for availability right at the start of the nine month club reservation window for places that have higher demand (owning at any given location allows you to start booking twelve months out, everyone else can start at nine).

As an owner in Hawaii & Breckenridge paying the higher maintenance fees for those locations, with the benefit of 20/20 hindsight I'd say go with the lower maint fees and work the system to get where you want to go. The most compelling reason to buy exactly where you plan on staying is if it's an absolute must have location at a certain time of year. Otherwise I think you'll find you can make your points work for you if you plan ahead (i.e. - nine months out).

HGVC is a great system as many on here will tell you. Good luck with your search!

Thank you.

One more question. Would it make more sense to purchase to 5000 point contracts for a lower price than one 9600 for a much higher price than the two contracts combined?

It may come down to pay me now or pay me later. Without knowing what kind of unit you're getting with 9600 points attached to it, at the very least that contract will only have one maintenance fee to pay each year, versus a maintenance fee to pay for EACH of the two 5000 point contracts you're considering. Unless the one maint fee for the 9600 point contract is double the maint fee for one of the 5000 point contracts, you'll probably make out better over the long haul to just have one maintenance fee and thus the 9600 point contract.

Needless to say all of this is without any idea of the cost difference between these two options. If the 9600 point contract is so much more expensive than the two 5000 point contracts, that it takes forever to make up the difference via the savings in maintenance fees, it might not be worth it.

Just to add on to this comment...there's currently a 9600-point HGVC sale for $7599 right here on the TUG marketplace...however, in the description it says "THIS CONTRACT IS FOR 2 WEEKS FOR A 1 BEDROOM. 9600 POINTS AWARDED ANNUALLY!" - so w/o having checked, I'm pretty sure it's 2 separate 4800-pt contracts, each with their own maint fee (although it never hurts to ask). Even if you make the assumption that maint fees remain the same :)rofl: ), you should be able to fairly easily calculate how many years it will take before paying 2 maint fees will cost you more than the price difference between 2 4800-pt and 1 9600-pt contract.

I think the reason the 9600 pts are expensive and hard to find is because of the number of HGVC developed and affiliate are very few (relatively). Also, at a glance it looks like only the new resorts had 9600pt level rooms. The older resorts top off at 7000pts. The newest ones (GW and KL) tops at 28,750pts.

A 3BR plus unit is worth 9600 points and Seaworld (which is certainly an older resort) has those units. However, there are not that many of those units so it is not surprising that they are hard to find resale.
