84,000 Wyndham points in Kissimmee, FL with $840 in MF for $5. with seller paying all closing and transfer costs, worth it?

As the title says, I am looing into purchasing resale 84,000 Wyndham points with MF at $69.74 per month. ESTOPPEL letter from July states everything is current on payments and validates the numbers listed. We just rescinded on 126,000 points for $21,000 when we realized there was a resale market. My wife is rightfully hesitant for me to just jump on this one right away but I can't see any real issue with it. Found it on Ebay, seems to be through a broker called Timeshare Cures. Am I missing something? Seems my total cost will be $5.00 plus the MFs.
 
are you sure you dont want more points? 84k is a very small amount in the Wyndham program especially when you can have your pick of much higher level point systems in Wyndham for an equally small amount (ie free) on the resale market.

congrats on rescinding, and Id agree with your wife...take some time to read up and figure out what point level would be right for you. there is no lack of options on the resale market so you arent missing anything by doing a bit of reading (start with the stickies at the top of the wyndham forum here)
 
The only 2 resorts in Kissimmee are Star Island and Cypress Palms. Both are fine resorts, but the Maintenance Fees are high. I personally would avoid this. There are better deals to be had out there.

Maintenance fees are steep at $10 per thousand. Better deals out there with maintenance fees at $5 to $6 per thousand.

I would recommend taking your time and learning as much as possible about Wyndham. Look into Worldmark also. Both systems work well for me but you need to put the time in reading all information available on TUG.

Does Wyndham not own Worldmark resorts? All under this new Travel and Leisure brand? We were mostly focused on getting to RCI resorts as well, and taking smaller trips on the side with last call from RCI and such.

Thank you. The information about the resorts is relevant to us as I wasn't sure. This is a deed property as well it seems.

It's cheaper to use a timeshare in the system you own, since rci fees are significant. It makes sense to buy somewhere you want to stay at least some of the time, imo.

Did you fill out the survey for new people and conclude wyndham points were the best fit for you? If not, I really recommend doing that and getting some advice before you buy. You might find something that's a better fit.

I did not get to the survey. I appreciate the guidance. I will do it now.
 
There's a Bali Hai contract on ebay right now that will probably go for cheap. It's low Maintenance Fees and while you will pay a little more upfront, you will pay a lot less in the long run and have more points.

Bali Hai and Grand Desert are relatively low MF resorts that come up on ebay frequently.

I have no idea about this seller, I just did a quick browse on ebay and this was a pretty good one.

I have to wonder is this eBay auction is the rerun of this problem child eBay auction.

I will need some perspective. This is higher in fees than we’d like. Is the 203,000 points set because it’s a high desired resort?
 
Does Wyndham not own Worldmark resorts? All under this new Travel and Leisure brand? We were mostly focused on getting to RCI resorts as well, and taking smaller trips on the side with last call from RCI and such.

Wyndham is the Developer for Worldmark. That means Wyndham builds new resorts or buys established facilities and remodels them to Worldmark Standards. The Deeds are transfered to Worldmark the Club free and clear. This means Wyndumb has the right to sell the Points/Credits. As a separate matter several decades ago the Worldmark BOD retained Wyndumb as the day to day Manager of the Worldmark the Club Resorts. Worldmark the Club has a separate BOD from Wyndumb. But the majority of the Members are elected primarily by Wyndumb. Worldmark the Club has no employees. It consists of the Members, BOD, and the Resorts. Wyndumb maintains publicly that Worldmark the Club is part and partial of Wymdumb/Travel and Liesure. This is not accurate.
 
So I guess the straight question is why worldmark? What are my advantages going directly with them for a TS vs Wyndham? Maybe I’m just not understanding it in the explanation. I am looking for the survey tool as well so I can see what might work best for me. Just haven’t found it yet.

worldmark and Wyndham are 2 separate timeshare systems. You can't book Wyndham via Worldmark and vice versa. As the management company, Wyndham allows some cross booking for a fee and only if you buy from them, but the costs of that are ridiculous and not worth it. If you want WM resorts, buy WM etc. Compare and contrast as you would between any other 2 timeshare systems. Wyndham vs Marriott or Wyndham vs Hilton etc. Look at who has the resorts you want; that is the most important part.

We have done it so infrequently that we have been able to absorb it. For resale only owners that want to use Worldmark, buy Worldmark resale, it's cheap almost as cheap as Wyndham resale and you don't have to bother with figuring out "what resort has low maintenance fees" because they are all the same.

That is definitely a rerun of the auction I backed out of after winning because the estoppel was wrong. It’s still a halfway decent deal I guess, but it’s a converted Bali Hai Week, not a UDI points contract, so the maintenance fees are higher than a normal Bali Hai.
