47 Park Street questions

Can anybody tell me anything about Marriott's 47 Park Street in London? Is it a timeshare? Does it exchange with the other Marriotts? Anything you can tell me would be greatly appreciated!

Yes, 47 Park Street is part of the Marriott "Grand Residence" family and exchanges with other resorts (including Marriotts) through II. However, it's virtually impossible to trade into 47 Park Street.
 
The rent charged for 47 Park St is huge so most owners rent vs exchange. $600- $1400 per night (converted from pounds)
 
I was able to trade into 47 Park Street in April 2005 and it is amazing! However, II sees very few weeks deposited. In fact when I called to book the week, the II rep told me he had never seen a 47 Park Street deposit before.

I met with a sales rep while I was there and she told me no one has ever exchanged in. I think II might get around 4 weeks per year. I have seen it available one other time, the week just prior to Christmas.

It's really more of a fractional ownership than a typical timeshare. I think the smallest package included 3 weeks of usage per year. I think the MF were around $10,000 for the 3 weeks.

I loved staying there, but doubt I'll ever get another exchange!!

They used to allow stays on Marriott Reward Points, but no longer participate in that program. Darn!!

I've seen them during Flexchange a few times. It is impossible to get to Europe with a week's notice though. That's why they go begging.

Seriously, it is one of the few resorts that I'd drop everything for and fly over on short notice. But other than the April 2005 week (booked 6-8 weeks in advance, can't remember exactly) I've only seen weeks just prior to Christmas. I was very tempted even then, but just couldn't leave my family for the Holidays!! (Husband & kids couldn't go.)
 
It was me who got the exchange at 1 week's notice for the XMas week - 22nd to 29Dec06!

It was truely great to be in the heart of Mayfair over XMas.. I could do this easily as I live in London and did not have any other plans to go away!

It was a sad day when this property became no longer available through Marriott Rewards. It was one of the best values in the system. Not only are the suites immaculate, but it has location, location, location. Ideally suited for North Americans on business, it's approximately halfway between the American and Canadian embassies, walking distance to Oxford St. shopping and near dozens of fine restaurants. They have a very low-key "manager's reception" to encourage sales if you're staying there... champagne and high-end hors d'oeuvres are served. The prices were astronomical even for London, however they didn't seem to be having trouble attracting interest. We met lots of affluent professionals at the reception, but it was certainly out of our league - especially with the exchange rate and high maintenance fees. Great place to stay though!
 
The only property II list in London is Club Sunterra at Carlton Court, so i'm not sure it's even in II anymore.... (if it is, does anyone know the 3 digit code?)

One day when II called me twice in 30 minutes to offer me resorts I didn't want for our March Orlando trip, I ask the very pleasant VG who called second to add London to my search just for the heck of it, since we still are not satisfied with the hotel we have booked in June and prices are crazy high. This is how she added it:

We are staying at 47 Park Street this November with friends and have four units reserved for a 1 night paid stay (autumn promotion -45% of rate) as it was competetive with other Marriott properties in the area. Since making the reservation and checking out the property I see no reference to a bar; is this the case?
 
That's correct, Jon. Not unusual for a timeshare, especially for a fractional, there are no onsite pubs or restaurants. You can see a sample of nearby restaurants here.
 
Replies to different questions :

nonutrix, No I did not do a tour as the prices were well outside my range (£100+ with a hefty £4-5k+ service charge pa - don't quote me on these as I did not ask for the prices there neither anyone asked me for tour!) Also the lease is short - expiring in 2050.

The place is fabulous and you do get spoilt there... The location is the BIG factor there - you are right in the middle of central London with all the facilities around you. I would do an exchange there again but not buy one.

Kazakie, Yes even the II rep I spoke to did not know the code so I gave her the code which is "MFA". II said it is very very rare to see it so just to not put anybody's hopes high they do not show it but it is definitely exchangeable.

JonP, There was not bar in the building but there is a restaurant attached to the building with main entrance in the next street and an access directly from 47 Park Street. It is called "Le Gavroche". See http://www.grandresidenceclub.com/en-us/london/default.jsp

Also, there are 2 Marriott's withing walking distance (5mins or so).

There are no other facilities either eg swimming pool, gym etc. So you have to use one of 2 Marriott hotels as well (for a nominal charge, of course) which was not ideal.

Note that the prices I mentioned are for 3 weeks' fraction ownership rather than the normal 1 week everywhere else
