3 bedroom villa options in Orlando

I want to get some opinions on the 3 bedroom options in Orlando. Our family will be visiting in the fall of 2026 for a week using points. We are 6 adults (me, my wife, and our 2 adult children and their spouses) and 4 small children in the age range of 6 years down to 1.5 years.

Bedroom comfort is our most important priority. We need to get 2 adults and 3 children (one in a Pack N' Play) in one bedroom, and 2 adults and 1 child in another. I am concerned about how children will sleep in rooms with a single king or queen bed: Is there also a sofa bed in those rooms?

We plan to visit Disney 2 days and no other theme parks, so the majority of our days will be on-site. Given this, the resort pools, amenities, and feel, especially with small children, are more important than proximity to Disney. We will do a fair amount of cooking in the villa so grills are nice to have.

The options we are considering are:
  • Marriott's Imperial Palms
  • Marriott's Grande Vista
  • Marriott's Lakeshore Reserve
  • Sheraton Vistana Villages
My initial thought process is that Imperial Palms has only a 2 twin bed 3rd bedroom so is pretty much out of consideration. The last 3 seem reasonable choices. MGV and VV seem to be a good overall compromise (bedrooms, amenities, distance to Disney, etc.). Lakeshore Reserve looks like the nicest resort all-around of the 4, but is furthest from Disney. We have over 5000 points available so that isn't a consideration.

Hopefully this gives an idea of our priorities and needs. Thanks in advance for your thoughts!
 
Grande Vista technically sleeps 12, I think. We had and end-unit lockoff with two queen size beds (or at least four pillows indicating two people are intended to sleep there) in one bedroom, then a king and pullout in the lockoff. King in the main bedroom of the two-bedroom part.
 
Our kids loved Imperial Palms. The units are nicely sized.

The 3 bedroom Grande Vista is nice, if you can get a dedicated 3 bedroom.
 
In general I would rank them Lakeshore, Imperial Palms, GV, and lastly Sheraton Vistana…but we haven’t actually ever stayed in the last. Lakeshore is a lot nicer than Imperial which in turn is a lot nicer than GV.

That said, I don’t really understand what you’re trying to do in bedrooms since you only mention two in your second paragraph.

Master - he and his wife
BR 2 - 1st adult "child", spouse and 3 kids
BR 3 - 2nd adult "child", spouse and 1 kid
 
I wouldn't count on a 3BR at SVV. They are all lock off units and those don't get put into II that often. You may be able to book it with Club Points, but not 100% sure. I also know that in most phases they are made up of three 1BR units. So they probably get broken up very often.

If you can book a 3BR townhome at Lakeshore Reserve, that may be best. The second two bedrooms have two queen beds in each. So that gives you the max bed space. The 3BR flat at Lakeshore is like most 3BR lock offs at Grande Vista. One of the bedrooms is actually a studio unit with a king and a sleeper sofa.

Do you have the MVC app? If not you can download it from your App Store and log in with your ownership.
You can look at each of the four resorts you list and see the floor plans and bed arrangement and if there are sleeper sofas to choose which room works best for you.

You might also price it out for getting more than one unit as opposed to trying to all fit in one. Maybe put the family of 5 in a 2Br of their own and you and the family of 3 share another 2BR- especially a lock off would give lots of room.

If I had to pick a MVC for kids that age I would choose Harbour Lake. Harbour lakes is also less points than Lakeshore and possible some of the other resorts you are considering.

I like the Lakeshore Reserve option a lot since sleeping arrangements are important for us.

Lakeshore will be the hardest one to book. (But not impossible). You didn’t mentioned when specifically you were planning.

So book when your window opens and have a backup plan just in case.

I'm looking to book anywhere from mid-September to mid-December 2026. I'm hoping this is a slower time, and thus booking will be possible.

O yeah if you are flexible with dates you should be able to find something for sure.

You shouldn't have any issues booking...I can see lots of intentory If you're an Interval member, you might want to take a look at Getaways if in Sept/Oct. The three bedrooms don't show up that often, but you could easily grab a 2 BR and 1 BR or two 2 BRs (which would expand your options for resorts, too), and it would be less expensive than the points cost.

I just checked for 2025 and there's a lot of inventory for Grande Vista, Cypress Harbour, Harbour Lake, and Vistana Villages during that time frame in Interval, and for Abound points both Grande Vista and Imperial Palms 3BRs are there.

I have a single MGO week that is enrolled, so I have over 5000 points to use. That looks to be enough to book any of the Marriott properties I listed above. I now really have my heart set on a 3br townhome at Lakeshore Reserve for some time in the fall of 2026. Here's hoping!

Lakeshore is much harder than all of the other Orlando resorts. GV has 900 units, & over 1000 between the Vistana resorts- while Lakeshore is like 85 units. I don’t know the number of 3-bedroom townhomes specifically but it’s certainly a very small number.

You can always try then regroup if not available. If you have an exchange option, there's a reasonable chance of getting a 3 BR at one of the resorts though not likely LR. So if you don't get it initially, book something then keep your eyes open for a getaway if you don't have any II deposits to use.

With this type of traveling party, I think two 2BR units might be better. Put the 5 people (second in your list) in one 2BR and then everyone else in the other 2BR.

And much easier to get two 2br units than a 3br unit IMHO.

I suggested that in post 7.
I think he’s set on wanting all in 1 3BR.

I expect 1 or 2 of the kids from the party of five will sleep in the living room can make a 3br work.

Two 2br's like @Pamplemousse suggested would of course work, but if you have the family dynamics to make a 3br work, then a 2br+studio or 2br+1br can work with the party of 3 being in smaller unit and the 2+5 sharing the 2br.

You might also price it out for getting more than one unit as opposed to trying to all fit in one. Maybe put the family of 5 in a 2Br of their own and you and the family of 3 share another 2BR- especially a lock off would give lots of room.

I also like Harbour Lake for this family with 4 kids 6 and under, so that was part of my 2 unit suggestion.
After a few exhilarating days at Disney HL is a very small kid friendly place for family time.
 
There were a bunch of 3-bedrooms at GV available as getaways for all of September 2025. I almost booked one but then decided to just do an exchange instead- since I was able to use a studio to exchange and did it when it was free upsize- so it only cost me the exchange fee and the getaway price was $897+tax

Is it a Marriott studio? I don’t typically see a 3-bed as I don’t have Marriott preference.
