2026 HGVC Maintenance Fees

Yes, until the MFs for the property the club dues are assigned to become available. The MFs and Club dues are then combined into one bill. What we have notice if you have more that one deed in your account, that the Club dues are assigned to the oldest dated deed, be that retail or resale.
Ok. Since my contract is EOY Odd, I wonder if they will skip me for 2026 and only bill for 2027…
 
I am very interested to see the increase in reservation fee for 2026. I expect it to go from $79 to $89 for 2026. This is a money maker for HGVC but it is costly for me because I make at least 5 different reservations per year using my points.

Yeah make sense to acquire a bHC.

This is about the point I bought a EOY District 1 Br Plat Deed for basically nothing to switch to AI - you can really amp up the speculative bookings when it doesn't cost anything to cancel. I've also added a lot more points since then. I probably make 50 +-10 bookings a year or so at this point.

On the flip side, I pay a lot of guest certificate fees - I have too many points for now while I'm still working (retiring in 3-4 years) so I give a lot of free trips to family, friends and sometimes an employee + their family who has worked really hard for me. At a blended cost of around $0.10 a point, pretty cheap for me and makes them all very happy to get a great vacation for nothing (sometimes they reimburse me the guest certificate fee).
 
Reservation fees are now $79 and expect them to go up to $89 for 2026. I think increasing fees would be a good way to get HGVC resale owners to buy into HGV Max.
I can't imagine anyone wanting MAX in order to save reservation fees. We listened to an "owners' update" (which we all know is simply a sales pitch) this past March and the cost to upgrade to MAX was something like 25K. It was crazy; of course we told them no, no, no!

Embarc has none of those fees. Only for cancelling ($25) or transferring points from one member to another ($35). You could get a good chunk of points resale and have lots of money left over for what they want for Max.
 
@cowboyfan, I hope that HGVC average MFs increase is around 3% like your first reported MF statement for Tuscany Village.
Me too. Last year Tuscany had 15% increase in M/F. mostly in reserve fee

Hope no major catastrophic hurricanes etc, otherwise we anticipated bigger increases for FL... (lots of folks were giving away their Platinum 11.2k deeds in FL with anticipated rises in MF)..
