[ 2023 ] Wyndham Discovery program -nervous buyer

Just bought 400k points in Discovery for $3900. Now questioning myself. Should I rescind or hope & pray I get $3900 value?
We just finished up our 400k Discovery in February. We loved it so much that we have bought a resale contract and are awaiting the transfer to complete. I don't know how flexible your travel dates and locations are (we can be very flexible about when and where we go) you can actually get a lot of vacation out of 400k points. We spent 6 nights at Towers on the Grove (North Myrtle Beach), 12 nights at Club Wyndham Smoky Mountains (not the one with the water park), 3 nights at Ocean Walk (Daytona), and 3 nights at Bonnet Creek (Orlando) with our 400k. We had to rent a few from Wyndham for the last night in Orlando as we didn't quite have enough left. Most of these were not done in the quiet or value time. If you are tied to school year vacation time, you may not get as many vacations out of 400k points. It also can vary greatly based on locations you choose.

You are required to sit through a sales presentation on your first vacation. Just make sure you do your homework and learn everything you can about Wyndham and the system. If you can call out the sales guys on their lies and mistruths and can be very firm (repeatedly) with your no to purchase full ownership, they probably won't keep you very long. There are several great Facebook groups that have a lot of good information. There are also a lot of good resources on the Wyndham website.

Just don't believe anything the sales guys tell you. Most of it will be lies and mistruths in order to make a sale. Absolutely DO NOT purchase an ownership points until after you have used it several times. Timeshares aren't for everyone and you won't know if it fits your travel style until you have taken a few vacations with it. They will try to get to you a presentation (disguised as a an update or something like that) at every vacation. Just say no. They will tell you it is required, no meetings are ever required, except for one mandatory one for the first Discovery vacation (or if you got lucky to miss out on the first one, a subsequent one). We totally loved every one of our Wyndham stays and are very excited about becoming a resale owner.

I have 392,000 points at a very low maintenance fee deeded ownership ( National Harbor) at $189 per month. Not a good deal at $3900 for 400k points if you consider owning a lower cost maintenance fee deeded at $2268 yearly on 392,000 points. Almost double the cost.

While that is true, but if you don't know that timeshare suit you, it have to sell it or give it away, while keeping up with the maintenance feels. The Discovery program is good for anyone that doesn't know if this is what they really want. Yes, it is more per point, but it is temporary and when your 2 years (or you finish using your points) you are done and out and don't have to wait for transfers to completed while still paying maintenance fees.

We also bought resale at a low-maintenance-fee report, Midtown 45.
 
You might find more limited inventory than actual club members so the whole catalog might be misleading
 
Ripp Off, I was sold one at a timeshare presentation in San Antonio . Got 4 trips out of it and 2 were weekend trips to New Orleans and back to San Antonio for just the weekend.Went on a work trip to DC and used 4 days at nearby Maryland Wyndam resort.Got a 4 day trip to Freeport Bahamas nothing special and the 400000 points were spent! I had to pay for airfare, Converted points to dollars and I could have got the same rooms online for the same price or cheaper
The best timeshare locations are booked 1 to 2 years in advance I found out after buying it. THERE Was interest on the 3900 thatcame to 4600 total price!

One, it sounds like you got pretty good use of your 400K points.
Two, one cannot book a Wyndham resort more than fourteen months before check-in. That's for Presidential Reserve owners. Regular owners can book their home resort at thirteen months and other resorts at ten months before check-in.
Three, if the $3,900 was a loan, that's on you. Not good financial management.

Same here. We were introduced to Wyndham through my father in law who was gold VIP. We enjoyed our 300,000 points in Discovery and are waiting for a transfer of resale points as well. I will say without the unlimited housekeeping we got with Discovery and VIP as well as the VIP discounts we would get when booking close to travel, I am a little concerned that we won’t be as happy with the resale points unless we get enough for 3-4 trips without having to pay the extra for additional housekeeping. We only picked up 189,000 points for now, but I’m still excited.

We never had any trouble booking, but it depends on where you want to go. If you want to go to popular resorts in prime season, you need to book as soon as your booking window opens. Only one of our trips was booked more than 6 months out, but we are also flexible about when and where we go. Timeshares aren't for everyone and that is the good thing about the Discovery program. It lets you try it out without a commitment.
