2023 Usage Fees Vidanta

Hello there!
Does anyone already know the usage fees for their units in 2023?
Also, do we all pay the same fees or are they all different? Meaning, someone might pay $2600 for Grand Bliss 2BR while others will pay $1500 for the same room?

Glad to see you enjoy the Puerto Vallarta area.

I normally receive a yearly snail mail notification closer to the end of the year that would give my Mayan Palace MF for 2023.
You could phone the 800 number and ask.

Vidanta fees do vary by brand and size of the unit owned.
So a Grand Bliss 2 bedroom is more than a Grand Mayan 2 bedroom.

There can also be some variation based on the age of the contract.

Folks who bought a 2 bedroom Grand Luxe pre- construction in 2009 and have the 5% MF cap addendum likely pay less than someone who bought in 2019 - because the starting point MF price was lower in 2009 . Vidanta reset the initial MF when the GL brand became their top seller.
Based on annecdotal info - I believe the variation is approx ~ $400 ( $ 2300 vs $ 2700 range).

Also - New brand levels such as GL Deluxe seem to have a MF that is more per square foot than older brands of the same size.

Thank you for your reply! That’s what I thought - that there is no standard for maintenance/usage fees. I wonder if anyone tried to negotiate a fixed rate for 10 years. I’d rather agree for a slightly higher fee compared to current year but have it fixed for 10 years so there are no surprises. Especially since there are additional fees to renew contracts every 10 years, there is no way to outplay Vidanta, they will get way too much of our money anyway.
We’re currently at GB level, and we’d like to upgrade to GL but we kind of have a set amount to spend, and last time we went to owners update at Cabo , they didn’t like our ideas… We’re going to Cancun in April so thinking whether or not attend their presentation. But if we upgrade it would be in Nueva Vallarta, as we love that location! And of course we can’t wait for Vidanta World to materialize
 
We have been owners since 1999. Every contract that we have had has the annual increase in it. One of ours had 3%, but the others have had 5%. They will not change that. Pretty much all timeshare contracts have that in them. We have progressed up to two Grand Luxxe units and have had as many as 5 contacts for 6 registered weeks of use for MP & GM units. (I bought most of the MP units on Ebay cheap.)

The sales force at both RM and NV are extremely brutal. It does not matter where you buy - you do not have to buy in NV to go there and you will not get any preference because you did buy there. You just have to own at the level (or higher) where you want to stay. At the moment, only RM & NV have Grand Luxxe. NV has more units than RM. Acapulco is opening a GL building sometime this spring and Puerto Penasco says they are converting a building they have never finished into a GL. The Cabo location has renovated a few units on the 6th floor and call them GL, but from the pictures I have seen, they are just super upgraded GM with a much smaller kitchen and a weird layout - I would rather have the GM than that.

We have been to all the locations at MP, GM, GB, and GL levels over the years and each has its own ambiance. We are not excited about the Vidanta World, because that will make the rest of the resort so crowded. We liked it better when it was not so large.

We will take the family to NV next year to see if they like it. They have not been since 2008. When it is just the 2 of us, we may use our weeks at the PV MP Marina location where we can stay 2 weeks for one GL week. Our family loves PV and therefore, our Buganvilias is their place of choice because they can get out and about easily. They have liked the Marina location because of that.
