[ 2023 ] How to Airbnb on Wyndham?

You are really comparing lies told by a salesman to verbal and physical abuse by a person in position of authority?
Unacceptable behavior is unacceptable behavior. Sure you have to draw a line somewhere. But why is it acceptable for Wyndham to continue to lie and deceive people? I've trusted a lot of people signing things I have not read in detail. Pretty much every day now I blankly sign my name on a someone elses cell phone for a caregiver billing care for my mother. It's her time sheet I am signing, but the phone only shows me a signature block. Same thing at the doctor. Sign this (black pad with literally no writing) - it's saying you agree to the HIPAA policy. And yet when someone gets duped, yet again, many people side with Wyndham and say you should have read your contract, you signed it, blah blah blah. While we all know one of the edges the salespeople have on their marks is they are in vacation mode and are beaten down, exhausted, just want to get out of there.

if this is a question, are you seriously asking that question? Of course not it is not the same. But lies told to thousands of people by thousands of sales agents across the country is a serious problem. Lies that caused people financial hardship and in many cases was elder abuse. Wyndham may be able to get away with their agents lying to a few people but not so sure they will get away with lying to thousands of people across the country.
 
sorry the same thing happened to me and I am still renting those resales without the discounts and I am getting the same per 1000 as I do with the discount points. I will wait for your response since you like to get the last word in but not with me.
of by the way, I forgot, those who know what they are doing know when to use the VIP points and the resale points. They know events only the locals know about that using the resale points will still be cheaper than a hotel.

If that example is to way out of line for you then how many banks and brokerage firms have been fined by the government and sued by their clients because their employees lied to people and committed elder abuse.

They can justify their rentals to themselves in whatever way works for them, but in no way do I think a salesman telling lies to an adult that agreed to sit through the presentation and an adult taking advantage of and assaulting a minor are anywhere near the same ballpark.

I don't disagree. Just saying neither is okay (and I'm always amazed how many times people defend Wyndham in this area), that's all. I like to look at my friend who's husband works for the FBI. 0 tolerance for anything that even looks dishonest. He would drive his personal car to drop kids off at daycare and go home and get his company care to go to work. I totally get it, I would too. Just saying no gray lines for them, though. She got extra money out of the ATM at the bank when she made a withdrawal and took months to get it straightened out because she turned it in (they then deducted from hers, yada yada. Crystal clear honesty.

They also ignored these people for the past 25 months and have continued to rent to cover their costs. I have nothing to lose because my loans are paid off and I can simply walk away unlike other people I know. So, I will fight back against the rental haters who try to scare people away from renting. Hitchhiker states that we are covering the same subject ad nauseum. Good as long as we keep the issue alive it keeps giving Wyndham a black eye to scare potential buyers away until they change their mind or finally declare once and for all what is commercial. Some rent haters say that Wyndham does not care about getting a black eye. Really? If that is true, then each of us should buy one share of their stock and then sue them for not keeping their fiduciary duty in doing what they can to keep their stock price up as is being done to other companies who did not care about their reputation. The sad part is those who are fighting back against Wyndham were their best customers and gave the company good recommendations to other people until they changed the rules. So now instead of one side attacking them and one side praising them, they now have 2 sides attacking them. Those like me and those who pound their chest and brag how they beat Wyndham buying resale and took a gift without buying and only fools buy from Wyndham.

I've learned that I'm not the one, nor in the position to change another person's opinion. The only ones that can do that are: 1) the person themself 2) organizations with massive and incessant propaganda.

Getting caught up in drama is emotionally draining and I'd rather put that energy to things that are of value to me (eg Learning about the rental stuff). I do appreciate you sharing what you've done. Thank you!
 
It is simple and easy. They only charge you 3%. You pick the dates you want to rent and how much you want. They hold the money until the guest checks in. Then they deposit in your bank account. You pick the cancellation policy you want. From flexible to strict. They have a million dollar policy to cover any damages to the property. All you have to do is set up the posting which takes about 15 minutes and then go to the calendar and post the prices you want on the days you want to rent.
The major complaint with Extra Vacations seems to be that they can rent out only a couple of days out of the week without returning the unused points, from what I have read. I saw someone post on another thread, that renting the weekend only with Extra Vacations has been ok.

It is your calendar. You post on the dates that you want to rent and the price you want for those dates. So, if you only want to rent a weekend just post a price on those dates. They charge you 3% of that for their commission. They then add approx 27% to what you ask to charge the renters for their commission and taxes. Generally, IF YOUR ARE NOT GREEDY as some accuse as off, even with the 27% added it is cheaper than local hotels if you are only covering your costs. So, if you are covering your maintenance fees and loans and have the discounts, your trips are paid for by renters who you saved hundreds of dollars on their trip. But remember many say only fools buy VIP. So Wyndham has a choice, they can have someone like me telling how we used rentals to help pay for VIP or they can have those who pound their chests bragging how they got over Wyndham by buying resale or taking their gift and leaving a sales presentation.
 
Not hard and not time consuming.
1. Book a date that you would want to go to
2. Set up a Airbnb posting for that resort describing the resort and the rules of the resort.
3. Set up your cancellation policy on the post. It can range from flexible to strict.
4. Get approval from Wyndham to be allowed to rent at that resort on Airbnb. Some resorts require the approval, and some do not but expect them all to finally do so.
5. When you get approval then post the dates available and the price you want on the Airbnb calendar
6. If someone rents it, set up the guest pass for them
7. If they don't you use it yourself.
8. Airbnb holds the money until they check in and then deposits it into your bank account.
9. Airbnb has a million-dollar insurance coverage in case they damage the property.
10. There are plenty of options outside the owner priority period. So, skip the popular resorts at the popular times which you are only allowed to do twice.
11. Airbnb charges you 3% to rent. Then they charge the renter approx 27% above what you charge for taxes and their commission.
How do you get wyndhams approval?
 
From what I've seen, the key is to keep it low-key and only list for a few weeks a year to avoid drawing too much attention. Also, make sure to check your agreement to avoid any breaches.

For those expiring RCI points, you might want to consider renting out or gifting stays to friends or family. Sometimes, you can find deals where you can extend the points' validity.

And if you're still hunting for travel spots, I love solo travel and usually stop at places like the sydney cbd hotel. It's a great way to meet new people and have a central base.

Renting RCI exchanges is expressly prohibited by your membership agreement.
 
I could care less if owners rent their points out, matter of fact I figured out that the whole rent your points spiel from the presentation was BS during the signing phase but I didn’t care since I literally bought the amount of points I intended to use. The only time I might get annoyed by people renting points is IF it ever legitimately kept me from using my points. I’ve had zero issues using my points, and have been pleasantly pleased that I choose the more or less appropriate amount of points I realistically would use.

But I also dont like to travel at peak travel times for locations, I tend to book as early as possible and rarely book last minute trips and in the few cases I have have been very flexible in where I’m willing to go. I’ve never been unable to use my points where I wanted when I wanted. I’ve had other couples say they hate their club Wyndham because they “can’t use their points” and after some conversation find out they are trying to book 30-60 days out at in demand locations at peak times, so I suggested maybe plan trips further in advance. Some consider it, others say they just want out.

On a side note Wyndham really should define what “commercial use” is because 1-2 times a year isn’t commercial. Example if I sell 1-2 cars a year doesn’t make me a used car dealer. And I could see a scenario where I may not be able to use my points and wanting/needing to “rent” them out. Never needed or wanted to do this but I concede that it could be a possibility and if that makes me the bad guy well then I guess I’m the bad guy.

Your welcomed. I never had to make any changes because I always had this info in my postings.
 
Also if you have a resort with different sections, make a post for each section and have the proper picture for that section. Many times, other owners show pictures of the best section, and the reservation is in a less desirable section and the guest will raise up a storm with the Wyndham staff. I have seen it and have stepped in to defend the staff and told them to blame the host.

I've often wondered how timeshare companies skirt the laws when it comes to elder abuse, especially considered many timeshare owners fall into this age category.

I think some salespeople have guilt feelings over what they did to the seniors. They ask me to help them.
