sat through a sales presentation at ko olina. Was told there will be 110 rooms and they will all be 1 bedroom. What surprised me is that I was told they will only sell this in weeks at this location and not points. But it will be like 4000 points for a week if owners exchange for points.
They only have to look at Hilton Hawaiian Village to see that people will spend a *lot* of money for a week in Waikiki. And I have no idea what the Ritz Carlton Residences in Waikiki cost retail.

But I don't see how they could get $131K per week for a 1BR ($750M / 110 units / 52 weeks). Both of the other properties are much more desirable - HHV is on the beach composed of towers with views and the RC Residence is a Ritz.

Marriott: Ocean Watch, Newport Coast, Grand Chateau, Custom House, Timber Lodge, VCP's.
I've only been to three of the Pulse properties, Boston Custom House, New York and DC. If the Boston Custom House is the target for a great property, MVC is missing the mark with these others. I was actually angry leaving the DC property as it was a dump - haven't returned in a couple years.

IMO the minimum for a "limited kitchen" for a 1 BR is a small burner, 3/4 fridge and convection microwave.

He said they would sell as weeks to generate more revenue. At 4000 points at current price. It would only generate $375M in revenue. By selling as weeks, they could generate twice that or maybe $750M.
Or...they could just charge 8000 points for a week.

It's one of the things I don't understand about MVC - Why did they set the booking and election value of some resorts absurdly low (e.g. the Caribbean) and others absurdly high (I'm looking at you Orlando). Similarly, why is OF so cheap and IV (or MV/GV) so expensive. In a system founded on points overlaid on top of weeks, there is no reason for there to be 'high demand' resorts, seasons, or villas - the pricing is just wrong.

I'm confused. IMO Aruba, St. Thomas and St. Kitt's are appropriate based on their relative demand and the Orlando resorts are fair as well. They have a ton of demand data and pricing data to pull from to make comparative judgements in this area. But then they adjust as they have more data such as Aruba Surf Club compared to Ocean Club. The only one that comes to mind as being a little out of balance is that LV is a little high but there many be others.

The Mayflower is far from a dump. It is our favorite DC hotel and we stay both on the MVC and 'hotel' side relatively frequently. It does lack the views and kitchenette facilities of the Custom House but the 1BRs at the Mayflower are otherwise comparable (and some have 2 bathrooms!).

The Mayflower is far from a dump. It is our favorite DC hotel and we stay both on the MVC and 'hotel' side relatively frequently. It does lack the views and kitchenette facilities of the Custom House but the 1BRs at the Mayflower are otherwise comparable (and some have 2 bathrooms!).
We too enjoyed the Mayflower. We had a suite with 2 bathrooms. Great location and a hotel with a lot of charm and history. I will say, the living room furniture in the room seemed old. Seemed they were going for an old hotel charm style, but the sofa, etc seemed like it could use a refresh. Perhaps that is what DRH90277 was referring to. Overall, we enjoyed our stay.

Glad to hear the positive reports on the Mayflower. Unfortunately, the only room type that was available for our dates was ”hotel room,” so I’m not expecting much in the way of spaciousness or amenities, but I do expect it to be comfortable and well-maintained.

interesting to note that although the Mayflower Pulse is sold out for Abound stays for my dates, it’s available for cash stays on the Marriott site, at a price that kind of makes me wish I’d just paid cash to stay there. I assume that’s developer-owned inventory that they are monetizing by renting through Marriott.

Which is why we stay on both the MVC and hotel sides. If we know our travel plans far enough in advance we often have our choice of rooms and then it is just a question of the 'price' in MVC points vs Bonvoy points vs cash.

Which is why we stay on both the MVC and hotel sides. If we know our travel plans far enough in advance we often have our choice of rooms and then it is just a question of the 'price' in MVC points vs Bonvoy points vs cash.
The MVC side was a better deal than the hotel side when I made the reservation. Now the hotel side seems to be sold out, and the MVC side is sold out within the MVC system but you can pay cash to rent an MVC room through the Marriott hotel platform. That's the part I find kind of funny, that the best deal available, a month out, is to pay cash for a MVC room that they are renting outside of their own system!

Anyway it's too late to cancel without ending up with holding account points so I'll stick with what we've got.

Doesn’t look like they saved much of the original building, probably just the underground parking. It makes sense that they’d have to largely demolish the existing structure due to the need to support several additional floors with wildly more-complex plumbing and ventilation requirements. But the project description probably implied that they’d just be adding on to the existing building to make the project appear less significant as it went through its approvals.

i watched many films in the theater that formerly occupied that site.

The Waikiki theater that I remember wad more towards Diamond Head on Kalakaua Ave. Waikiki 1 was across from the Royal Hawaiian Shopping center. Waikiki Theatres 2&3 is where Ross Dress For Less is located now.

This is the old Niketown, right? I am nearly certain that the Niketown was built on the site of the old Kuhio Theater that sat on the corner of Kuhio and (IIRC) Kalaimoku. It went all the way to Kalakaua (the two streets are converging at that point.)

The Kuhio Theater was there until the mid-90s if I recall correctly. It hadn’t been doing well for some time, and they sold out to the developer who built the shopping plaza that housed the Niketown. That all happened in the late 90s.

So, any further news on new MVC Marriott in Waikiki?
Early planning for late 2024, l guess that’ll be too early for it to be open.
We stayed in Luana when it was brand new, it was quite pleasant.

On the investor call today they indicated a "Late 2024" opening date for the Waikiki Pulse location.
