I don't know the property, nor do I know anything about any potential "unique" situations there (such as "mandatory" closing entity or other odd "requirements"), but if it's just a garden variety closing with no peculiarities, I personally would look no further than either LT Transfers (located in Georgia) or JRA Services (located in Florida).

Both are highly competent and reliable and both charge less money than most other closing entities of considerably less capability and reliability. Personally, I wouldn't (...and I don't) even bother to look beyond using one or the other of these two very dependable entities for resale timeshare closings, whether as buyer or seller.

Orange lake has a program to take them back if they are paid for. I would call and ask.

They do not broadcast this

I would "pass" on even considering Timeshare Closing Services, personally. More expensive than LT Transfers and reportedly sometimes slow (I believe that they handle closings for numerous eBay mega-sellers, so TCS may always have a fair amount of volume to handle, I dunno).

The suggestion directly above to inquire about "deedback" is a good one and should be pursued first if you're going to basically give the timeshares away anyhow. Deedback directly to the resort HOA would be much faster and much cleaner than virtually any other option (but the HOA might still require a fee to accept the "deedback", possibly even a year's worth of maintenance fees). Worth inquiring, in any case.

P.S. In any earlier post in this thread (in June of 2016, nearly a year ago now) I recommended JRA Services.
Since that post, JRA has "closed their doors". The principal (Janet A.) has taken a new career path in real estate.

Timeshare Transfer Inc. in Vero Beach, mentioned above, also has an established track record of being competent and reliable.

The companies posted in 2016, are closing companies - they just do the title work, after you find a buyer. They can't help you sell it.

Another vote for Timeshare Transfers. They handle a recent closing for me in a timely manner, and even answered emails and phone calls.

Another vote for Timeshare Transfers.

A minor but important spelling correction is in order here; Timeshare Transfer in Vero Beach, FL has no "s" at the end of the word Transfer.

Why does that distinction matter? Timeshare Transfers (with an "s" at the end of the word Transfer, just one single letter different, is actually a fraudulent operation in Boulder, Colorado. A few of their principals are currently being (criminally) prosecuted in CO even as we "speak".

I have been vocally surprised for several years that the legitimate, reliable timeshare closing entity in FL hasn't gone after the fraud operation in Colorado over the company name similarity, but the CO operation may just disappear entirely after prosecution and (hopefully) conviction.
