[ 2016 ] buyback & GUSA Capital (Raintree Vacation Club)

I set up spreadsheet years 0 through ten in rows, then each year I entered how much I would pay out, and in year 10 how much I would get back from GUSA. We have five years left in our contract, so I assumed we would use the contract every other year for five years, and in the other years we would do a rental at the owner rates for one week. I included maintenance fees in the years we would use, and annual club dues in the off years. Of course there was also the upfront payments due now (Year 0) for the added points and for the GUSA contract. I assumed an inflation rate for all costs; I think I pegged that at 4%. Then I used the IRR function to calculate the rate of return.
Gusa... I wondered how this went for you?! I thought I'd be getting money back at the ten year mark (two years from now for me), and wondered if you got any money back like you expected?!

I never went through with the purchase. When I did the spreadsheet it didn't look a good investment, and that was assuming that they paid back the money as promised. I was skeptical that would actually happen; I've spent enough time around timeshares to always doubt anything a sales person promises. But I didn't bother digging further since the "opportunity" didn't even pass the initial sniff test.

We did take the Gusa capital buy back option in 2017 and paid all the fees associated with the program, at the time it seemed a great program.
Also included was the flyback program paying us $500 per traveler, with 2 vouchers a year for a rebate annual if we visited of $1000 US per year.
One of the problems is, if you make changes to your ownership the buyback is null and void we did make changes and the buyback is no longer valid.
The Fly Back program also was not great they only paid one year and after that no response or payments, it would have been a great program if it worked as advertised/ promoted
repaying all our cost for signing up for the Buy back program. Overall we quite like the Raintree timeshare system for the ease of booking what we want, the selection of timeshare locations and exchanges thru the The Registry Collection.
