[ 2011 ] TRCS, Inc -- Excellent Closing Experience

We just closed our first timeshare purchase (HGVC - South Beach) utilizing Judi Kozlowski and TRCS, Inc., and they were a great team. I have previously commented on how great Judi's service was. Karina at TRCS was equally as good. She answered everyone of my e-mails almost immediately with a complete and responsive answer. I am in the real estate business and deal with title companies everyday. She is as good as any I have dealt with. She coordinates the closing (through the mail) recording of the deed and issuance of the title policy. If I ever bought another timeshare I would use both of them again:

I won't use anybody else but Judi and TRCS(Karina). That was the best resale I've ever done.
 
I agree we just closed on a HGVC in january and we used Judi K. and TRCSINC as well. They are great. Judi and Karina are very helpful. Smooth transaction. Will recommend them.
 
I have said this so many times, to anyone that will listen. Judi is the absolute best!!! in the resale market. I have and will continue to recommend her to anyone that will listen.

As for Karina, I cant say enough about the service that she provides. I have used 2 other closing companies helping friends out with purchases, and they have been a nightmare to deal with. Karina makes the closing process so effortless.
 
I’m using an old post just to say that for now I’m pretty disappointed by this company. We passe ROFR more than 10 days ago and we are still waiting for the documents for closing… by email they say that documents are coming but sill waiting. So far I wouldn’t recommend it. I just hope they are gonna do better in the future
 
We had a similar experience with this service. They were generally reliable, but I also noticed some issues with communication. For instance, when I contacted them about a delay, I was informed that it was due to the owners not signing off on time. It's clear that there are multiple stages in their process where delays can occur. However, I think they could significantly improve in communicating these delays to their clients.
 
My experience with them was the opposite. They responded to every email promptly. Coordinated a sale with 4 different international owners. Took some time but got it done without any issues. Couldn't be happier with their service.
 
They were fine with responding, however they screwed up our deed paperwork a few years back. Put the wrong address on the deed so had to re-contact the sellers, re-sign and file a corrective deed. Delays and hassle.

PSA: Always check your names and the address of the timeshare on the deed before you finish your process. Preferably against the original sale documents from the developer because those have the highest chance of being accurate. If you had to correct years later when you sell, you not only get an unpleasant surprise and lose your sale, but you might need to find the seller (what if they are dead?) and pay for another escrow company and possibly a lawyer to correct and re-file so the title is not in limbo.

I've had this happen twice out of 4 domestic timeshare transactions (the second was by another escrow agency). We don't buy or sell many deeds so the odds are high many deeds could be incorrect. Typos happen.

I have used TRCS twice via purchases from JudiK. Both experiences were excellent. TRCS responded promptly both times to all my emails. So, I would rate communications as excellent. As a buyer, we would of course like the process to go faster. But TRCS (in my case) didn't have any control over that. We waited ~45 days for HGVC to waive ROFR. That was the holdup in the second purchase. In the first purchase, it was again waiting for HGVC to waive ROFR because it was at the end of the year.
 
We've also used TRCS with JudiK and they were great for us too. Some holdup as other party had to sign, and also ROFR. But that's not on them.
