We now have one of the latest wrinkles in the Timeshare scam business. They put you in touch with a licensed Real Estate Agent who purports to sell your timeshare on a commission basis, BUT they require that you get an appraisal of your property, upfront of course, from a supposedly, completely unrelated company. Sure, right!!! This makes it seem legitimate, but it is only to protect the realtor from getting into trouble. They say you will get that money back when they sell the timeshare. If they never sell it, you are out the money of course.

Believe me, there are lots of real estate agents out there, who do not require an appraisal or any other type of service that requires money upfront. Use them, if you are smart.

The return of the Gonczy "Appraisal Scam"!!!!

When I bought my first timeshares ten years the ongoing scam was the Swiss American Bank/Resort Investment Trust operation. REIT would put out offers to buy timeshares, but the offer was subject to an appraisal, which the seller needed to pay for. The seller would be directed to an appraisal company, who would charge $399 for a worthless piece of paper. The appraisal company, of course, was a thrall of the Gonczy clan that was running the REIT scam.

The Gonczy's went to jail But that hasn't stopped the upfront fee scammers one whit. There are more of them than ever, and now they routinely get $1500 or more per pop.

I had one of their people call me up. The pitch was that since she was a licensed real estate agent, there was no way she would risk her real estate license by being involved in a scam, so therefore I should pay the $500 for this marketing analysis. I asked her to send me a sample of one of these market analysis so I could see what I would be paying for and they refused. Big red flag. I also asked her to give me the names of several different companies who did that, so I could shop around for the best deal, and she did not know of any except the one they recommended, and "she could get me a good deal on that one because they work with them". Yeah, right.

I personally would like to see these people spend some serious time in jail for this crap. You know they are still out there ripping off people who don't know any better. I think sooner or later someone is going to start putting out contracts on them.

After reading your post I'm starting to hope that I didn't get scammed for the $500.00 appraisal fee paid to All Realty. With the TS market so saturated, we'll see if they can work their magic. They told me a 3 to 6 month timeframe to sell... I'll keep you posted...

I hate to be the bearer of bad news, but... no one can guarantee a sale within a time frame. That is just part of their spiel.

Take a look at the contract they sent you after you paid. It probably has a disclaimer clause in there stating that they do not guarantee your property will be sold within a certain amount of time.

Your best bet now is to report this to the Attorney-General.

Briefly- All Realty Kissimmee Need appraisal. Sell TS's regularly. Listed for less than appraised. Then reduced several times over a year. Told market very slow. Told them finally to list for a dollar. "Well we have clients with more points than you who are listed for a dollar." Finally told them I was consulting a transfer company to dump the TS.
What do you know? Right out of the box "we can do the same thing for $3,500 each unit. You better be careful who you deal with. There are a lot of scammers out there. We are licensed realtor and can help you."
They are among the slickest because they at least answer the phone when you call.

Are you seriously considering consulting a transfer company or was that just a bargaining chip in dealing with All Realty?

These transfer companies (or, as we like to call them here, Post Card Companies/PCCs) will charge you thousands of dollars just to try to find a taker for your TS.

You can do that yourself for a lot less money. Have you tried contacting the resort to see if it will take your unit back:
