[2009] What Timeshares are Owner Controlled?

Please use this thread to list Timeshares that are Owner Controlled.

Many people believe that Owner Controlled HOAs offer a distinct advantage over those whose majority is controlled by organizations with otherfinancial interests. An HOA Board of Directors made up of individual owners should make the best decisions to balance maintenance fees with quality. The needs of owners would then be primary (rather than the corporate interests of companies with their own financial interests in view).

Names of those timeshares are Cypress Pointe Resort & Cypress Pointe Grande Villas, respectively.

Diamond Resorts is not part of those timeshares' names.

Sure, Diamond is "developer of record" there. But that's pretty much mox nix except to members of Diamond's timeshare-exchange club.

For all us regular, walking-around Cypress Pointe owners who did not spring for T.H.E. Club (or for Club SunTerra before that), the DRI connection is a complete non-factor.

DRI gets to sell timeshares there. DRI gets to handle exchanges there for its club members. Other than that, DRI can butt out because the 2 independent, owner-controlled homeowner associations call all the shots.

The Windrifter

Not only is the Windrifter controlled by owners, but we are also self managed.

Our Board members put in a lot of time to make this work and we have a fiscally sound, well run resort.

As you can see from our resort number -- 0047 -- we are one of the oldest timeshares in the country. We are a small, low key, family oriented resort with a large number of very long time owners. We have quite a few families where the children who grew up vacationing here now own units and bring their own children. I think this contributes to our success.

On another thread, I asked Brian to consider starting a Forum for members of Boards of Directors to exchange ideas. I hope we hear from him soon.

All of these resorts had the same developer - Sun Development Corp or something like that and when the owners felt they were being ripped off they voted the developer out and put in their own management companies.

Costa Linda is now managed by Royal resorts and the BOD of the HOA.

Playa Linda is managed by local management team of Jan and Jan and BOD of the HOA.

I don't know who the management team is at ABC and Casa Del Mar since I don't own there.


La Cabana is now also controlled by their HOA and they just won a lawsuit and collected against their former management company for 1.9 Million.

All of these resorts are now managed much better than they were by the developer whose main interest was their own greedy pockets.

Resort on Cocoa Beach

The Resort on Cocoa Beach is owner controlled, with an outstanding board of directors.

It is managed by VRI, who do a great job as managers for the resort.

I suspect that a least 75% of timeshares are owner controlled, with many of the resorts being 10 or more years old.

Laguna Surf in Laguna Beach, CA is an owner controlled timeshare.

There is a second timeshare in Laguna Beach that may be owner controlled too. I could call them to find out. They are managed by Tricom Management as I just looked it up.

They have a list of other timeshares that may be owner controlled too. I saw that Laguna Shores uses Platinum Interchange Company according to their website.

What is the definition of owner controlled? A lot of board may or have to be made up of all owners, but many developer plants also own at the resorts making them eligible to be on the board. So a resort may have all owners on the board, but some have interest that are not the same as the ownership as a whole.
