Yes, I did ask for the list of fees in writing. The sales agent said no. He said that he wouldn't give me anything in writing until I paid the $399 first, right now. Then, I asked for a simple email instead of the hard copy packet he was going to put in the mail for my signature (as per Commonwealth Law, he said). He said no, again. He said why would he send anything, even unsigned documents to a non-member. I said that I felt uncomfortable with paying before I'd received anything in writing that explained what I was paying for. He said that those were their membership rules, and I needed to pay first over the phone. He said if I needed to think about it, I could call him back later. I said I would talk to him later.

I called the Rockingham County Chamber of Commerce back and explained the situation. They called NTHC and called me back. RCCC verified that NTHC had said what I told them he said. There was one discrepancy: RCCC said that NTHC told them that the $399 membership fee consisted of $300 resort release fee (not a membership fee) plus $99 listing costs fee. I called the resort. The resort said that there's no resort release fee, only a $50 Certificate of Resale fee that's required by the State of VA.

RCCC recommended that I speak to the NTHC manager instead of the salesperson. I will try and let you know what happens. I hope things go well. Although, I got the impression that this particular salesperson was the manager because he said that he had many years of timeshare experience and that he took over the office for the owner who was in Florida. However, I can still talk to the owner and pray for the best conversation possible. Thank you for your advice and time.

Yes, you're correct. After my conversation with the RCCC, I called the resort. The resort said that there's no resort release fee, only a $50 Certificate of Resale fee that's required by the State of VA.

Fees can vary, depending on the resort you are selling, the local laws/fees regarding transfer and recording the title, the resort's fees, whether you want title insurance or not, and of course the broker's fees.

I would ask them to send you a proposal in writing, and then I'd call Steve and go over it with him point by point. You may not want or need all the services they are offering.


I received a call from a polite person who identified herself as the office manager. She said that she was returning my voicemail (from June 17th). I asked to speak with the owner, Mr. Steve Townsend. She said that he wasn't available. She quoted me a higher, but more streamline quote than the previous salesperson:

1. Flat agent's fee (to sell the timeshare, similar to an agent's commission). $300;

2. Upfront Marketing fee (to get all properties listed to sell and/or rent; a one-time fee for any number of properties). $599.99; that's it she said.

I didn't get a chance to ask for anything in writing because she said that she had to take another customer who just walked in the door. I waited a couple of hours, then called Steve Townsend at the number he posted on this board. I got an NTHC voicemail, and left a voicemail. While I was leaving the voicemail, the Office Manager called me back and left a voicemail. I returned her call 18 minutes later (4:18 P.M., EST) at the main NTHC number, and left a voicemail.

I simply want to pay my mother's creditors with the sale of these timeshares. Thank you.

This is what happened with NTHC. The owner, Mr. Steve Townsend, contacted me several times; we talked about what happened and about what I wanted to do. He kindly offered NTHC to list and resell my mother's three timeshares with no upfront fee, not even on the backend; no charge for advertising or marketing; no other hidden fees. However, NTHC will charge the regular $300.00 resale commission when the timeshares sell.

He also suggested that I list the timeshares online with MyResortNetwork.com, RedWeek.som, and Ebay.com, which I've done at my own expense. I had a nibble on RedWeek, but they let go.
