150k points from eBay help

Hello I purchased 150k points on eBay. Have not completed the paperwork yet but I wanted to get some feedback before completing the sale. The 150k points were nearly free (under $100). I’m just on the hook for the yearly maintenance. So about $1,700 starting in 2025. I just want to make sure I’ll be able to use these points as if I purchased them new from HICV. Or will these points have a ton of restrictions because they are being bought from existing owners. I know there are the under 15k points category etc that they showed us at the presentation. We have very flexible work schedules so we can book things last minute etc. Will my points be fully usable or am I limited. We have friends who have 400k points but they bought new. Trying to save $100k. Please let me know as they are on me to finish this paperwork. Need to know if I should bow out or will we be good.

I suggest reading some old threads about buying resale.

Maintenance fees go up every year.

150K is not a bad start for points. I suggest looking at some points charts and see if that is going to get you where and when you want to vacation. Being flexible and last minute will make your points go further so that's great you can do that. Avoiding weekends Friday and Saturday nights. they take up half the points for the week.

If in doubt do MORE RESEARCH, there will always be one for sale or given away.

There are three resorts (see chart below) that will transfer as points. If the points are in the LAND TRUST, they are HEAVELY RESTRICTED. see chart below.

on trust points, the estoppel would list as Florida Land Trust (these come with lots of restrictions upon resale). Non-trust points were sold prior to April or May of 2018. These points are traditionally called deeded points and are tied to a specific unit and week at a resort and would revert back to a fixed week upon resale unless they are from Lake Geneva, South Beach, (Myrtle Beach) or Smokey Mountain (Gatlinberg) resorts

Have the existing owner make "your" 2025 reservations as part of the sale and transfer said reservation into your name at time of sale. Get everything in writing up front.

Another alternative would be to let the seller have (and pay) for 2025 use with your use to actually begin in 2026.

This is how it’s stated.

Financial Information and Terms of Sale: Orange Lake Country Club West Village - Account # Mxxxxxxxx, 150,000 Holiday Inn Club Points, Annual Usage beginning 2025.

I know the maintenance will go up.and I can rescind or give back to HICV for $1200.

I just wanted to make sure the points don’t come heavily restricted. If I see a last minute deal I want to be able to book it like everybody else. Don’t care about signature points. HICV said they can’t talk to me about an existing account if I’m not the owner.

They are either trust points that will be heavily restricted or it is connected to a deeded west village unit, which it doesn't look like it is but if it were it would revert to the deeded week and have no points.

I want to be able to use points like they say in the presentation. I want to book Vegas. Cape Canaveral. Gatlinburg etc. So moving forward what “points” am I looking for with that flexibility if I shop around. If these are restricted points then I’m just cancelling. I don’t just want to stay in Orange Lake. Nothing is officially signed.

Then you will want to cancel. You will need to buy at a presentation or find non trust points- deeded at Myrtle Beach, Lake Geneva, or Gatlinburg. There are trust points and sometimes even signature points at those resorts that may also be restricted so you have to be careful. You will want to look at the number of points to MF's ratio. Ideally you want to spend less than $10 per 1000 points. These are getting harder to find. You probably want a minumum of 150,000 points and my guess is they would go for $2000+ on the resale market and be fairly hard to find. If you are willing to spend $4000-$8000+, you probably would be more likely to find owners willing to part with them.

There are still minor restrictions on transfers from those 3 resorts in terms of counting them toward status which get you complimentary stays, upgrades, etc. Your level will always be member, regardless of how many resale points you have but your usage for contracts at those 3 resorts would be the same as those that bought direct.
