Wyndham is closing a handful of legacy resorts - dedicated chart/tracker located in the first post for this unfolding set of events

Made another table consolidation - combined the CONFIRMATION SOURCE/NOTES columns into a single IMPORTANT NOTES/COMMENTS/DETAILS column and moved it adjacent to the RESORT STATUS column since the commentary data is becoming more important as we progress - and therefore should move to the left in the columnar formatting for easier viewing.

Yesterday I passed the Tamarack resort in Wisconsin Dells. Wondered if that was a viable location.

The "Reliable backchannel source with firsthand knowledge from the local resort - awaiting official public confirmation" note seems a bit outdated for Orlando International, probably some others as well.

That one is interesting. We stayed there once, years ago. If memory serves, it's two "Wyndham standard mid-rise" buildings in a developement that is otherwise all townhouses. It's a decent location in a place that is a regional draw, but it is kind of stranded in the midst of a different development. Festiva/LaTour is the property manager for the townhouses.

I think it might be an odd one to completely close, because I am not sure anyone would buy the to buildings as is, and it is in the middle of another mature timeshare develoement so I don't know how it would work to bulldoze it and replace it with something else. The resort information page also says this:
    • The resort will undergo a renovation project from Sep. 7, 2025 through Nov. 1, 2025. During this time, the resort will not be available for reservations. Dates are subject to change.
I own a summer week in the townhouse section here that I use for trading. Dual enrolled in both RCI and II; it is okay in the former, but quite good in the latter. Once upon a time it was an RCI Tiger, but those days are gone.

They are desperate for rental housing in Dells and Lake Delton
 
Update on Fairfield Glade!

I contacted a specialist at Fairfield Glade today requesting any information on a HOA meeting and vote at that resort. I received the following response: “Yes, there will be a Special Meeting held for the purpose of holding a vote of the Owners regarding the resort closure. The notice is scheduled to be mailed in approximately a week, and it will contain further information about the voting measures for consideration.”

I own in the Laurel Ridge section, but, my understanding at this time is, it the entire resort is closing. I contacted the person via email and I don’t want to provide that information on this forum, however, the office phone number is (615) 859-0693. The person I emailed with was very nice and responded immediately.

Thanks for sharing this info. It seems that for resorts with multiple HOAs, the votes are scheduled on different dates/times, so if you can gather specific information on the votes for each impacted HOA, that would be ideal. I'll update the table in the OP with what we have so far.

Wow that sucks, those are the two best sections of Shawnee. I was hoping it was River Village I and II

It's probably all of them - it's just the owner in scope only owns inventory in the Crestview/Ridge Top HOAs, so it won't list other impacted HOAs in their letter. I've seen this same thing with other letters from other impacted resorts with multiple HOAs. The owner/member only receives a letter for their impacted HOA(s) - sometimes they receive multiple letters - i.e. one from each impacted HOA within the resort in scope.

Someone with a Pagosa deed said in one of the groups that she received an HOA letter with information about a bankruptcy, but no additional details (like which HOA). I know we hadn't heard of any Pagosa in this round. Not enough information to add to the list yet, but just for everyone to be on the lookout for more such reports or check with sources.

Interesting. Early on we had unnamed slots for a couple of CA/CO resorts. I’m meeting with Wyndham corporate on Friday, I’ll add this ask to my list for follow-up.

Yes, I did wonder if the initial reports of 2 CA resorts was misunderstood/misremembered and is maybe 2 CO HOAs instead.

Thanks for calling this out. I appreciate the kudos and I especially appreciate everyone chipping in to collaborate and to share information here on TUG, particularly those that moderate and monitor the FB groups so we can update our tracker. FB is good for a lot of things, but it's not so great for trackers like we update here on TUG. Big picture though, it would be really nice if we didn't have to piece all of this together in a somewhat haphazard manner right? :cool:

Interesting. I've never been but I would have thought that while not being the absolute most sought-after location in the system, Pagosa would have pretty decent occupancy based on the overall popularity of CO locations, particularly with hot springs in the area.

It also has quite a number of HOAs. It's possible that only some of them are closing - we've seen some multi-HOA resorts where all HOAs are reported to be closing, and others only a subset of HOAs closing.

The problem is that Pagosa is extremely isolated and a royal pain to get to from most of the country being that it is far from interstates and over an hour from a very small regional airport. Durango is by the airport, so Pagosa while closer to some good hot springs is too hard for anybody not doing a big road trip to get to.

Masters Place is one of the HOAs at Wyndham Pagosa. If there are two HOAs involved, I would expect the other to be Elk Run.
