I have been chatting with Russel Kanner (well know harborside atlantis realtor) and he has never seen a 3 bedroom every other year platinum at harborside. Does anyone know if they exist? Or did harborside only sell this season as annual? I know they sold this in gold season. But we are looking for plat.
Thanks cecily

It looks like annuals are listed on Redweek and SMTN

Yeah I was hoping for an eoy plat, but even if they exist like previous 2008 listing shows, they come with a heavy asking price...

I think those were developer prices.

Oh, I’d bet you can get one for very very cheap. HRA resales are worthless because of the high maintenance fees. The only stumbling block for you is availability, but if one comes on the market I doubt it fetches much, if any, price.

The only expensive part of the resale is that you have to use a Bahamian attorney/real estate agent for the closing, so that costs over a thousand dollars (I believe, at last report). So the closing costs will be high, but the actual sale price should be near zero.

Yeah closing costs are over 2k, but I am fine with that. It's the yearly main fees associated with an annual unit along with the fact I would rather come here eoy or even every 3rd to 4th year. So trying to get family to say they would come and enjoy it on the years we don't want to go (and reimburse me the main fees). Eoy would be my ideal. But I want 3bedroom and I want plat. I think I have some takers... and worse case scenario I rent it out to cover my main fees.

Just rent when you want to go.
Buying a timeshare is easy however selling/giving them away can be hard (especially for ones with very high maintenance fees).

We are a long time owner at Harborside, going to the resort for over 20 years now. I don't have an answer on the EOY 3-bedroom, I just wanted to weigh in on the ownership aspect. We have a 3-bedrrom and yes the MF is high (getting higher every year) but the value is still there vs paying for three hotel rooms (plus the extra space, laundry, kitchens, etc). However, I would not buy there with Redweek having plenty of 3-bedrooms listed for rent. There are several other rental sites with 3-bedrooms too.

Bottom line.....Rent a unit when you want to go.

Thank you everyone. We have decided to not buy. Unless the perfect eoy season becomes available.
