ROFR Exercised/Passed

Hi, so you used Marc Thomas for your purchase and was satisfied. I responded to an ad on TUG and was answered back by Mr. Thomas which immediately made me a little nervous as the other inquiry I made was answered by the owner themselves. Any info you can give on your experience with Mr. Thomas would be greatly appreciated. TIA.
I didn't have any issue with Marc Thomas or the Closing Agent that I had which was Sarah Bowling of Liberty Consultations.
 
I’m under contract for 3 x 20,160 (60,480 total) point platinum 1 bdrm units at MBV for $10,000 total. I’ll let you know if it passes. Came through Hilton resale dept so thinking it will pass.
that isn't a bad purchase price/pt, 0.165. Remember that you will also have activation fees for each so that is another $2,145 ($715 each).

The MFs are $2,453 for 2025 in the 1 Bd so yours would be $7,359...that is 0.12 which isn't bad. Ideally, lower but still not bad.

Buying through Diane. I went under contract on one and she mentioned that the seller had 2 more of the exact same deeds… the rest is history.

These are closing under 1 contract so I only have 1 transfer fee.

Thanks mountainboy. I am already a HGVC owner. I currently have a little over 62,000 points. 23k at Craig, a week 52 2 bdrm at Valdoro, and a 2 week (weeks 10 & 11) 1 deed at Sunrise.

I would estimate that the original sales price was $300K - $420K ($5 to $7/pt) for those deeds a few years ago. $10K is a substantial savings from whatever the original developer price was. Congratulations.

No doubt!!! I have 4 kids so we need big units/a lot of points when we travel. I use the week 52 with the family. I use either the week 10/11 if it works for the kids spring break, but doesn’t always work (4 kids at 4 different schools…). The Craig is used for whatever other misc trips we do during the year. We live in FL and 1 of the kids has a couple soccer tournaments at Disney so we’ll use there when needed. The Sunrise week(s) get rented if we can’t use.

Just got back from a 3 week trip to HI (1 week each on Oahu, Kauai, and Maui) stayed at the Penthouses at the Grand Waikikan and a 3 bdrm at MBV. Those newer 3 bdrm units eat up a lot of points (50,000+ a week)!!!

Agree 100% re original cost easily over 400k, Just Wow!
Awesome re being able to get all 3 on 1 transfer, as each of those add up 2k or so with all the xfr fees!

I forgot to post this back at the end of June:

ROFR passed, 2x 11,200 2 Bedroom, Plat, Blvd Deeds.

Included all 2025 points, and seller covered all costs other than the HGVC activation (which I thought maybe HGVC forgot about as it took them a month to invoice us). $1750 for both deeds for the purchase, with the $715 activation fee (x2), total was $3,180
