Offering free fixed prime July week 28, two bdr. two bath, sleep six at Westgate Villas just off #192 in Kissimmee, Fl.
Buyer will be responsible for 2010 maintenance +taxes (about $760), legal and title transfer fees.

You can do a basic title transfer for about $100 - not sure if the resort charges a fee on top of that, or not.

I also believe Westgate has the right of first refusal.

Paul

In this economy, most companies are not exercising ROFR...

No ROFR if it wasn't in the original disclosure - can't be added

At the Villas there was no ROFR unless the original sale of the week/unit was after 2004 (few if any are). They CLAIM to have ROFR on all sales but it is bogus - as is most anything to do with Wastegate - and they will admit it if you call them on it. If they would PAY you for the ROFR it might be a good deal for the poor owner/seller looking to get away from the place but all they actually do is try to queer the sale or get a commission - so it is important to get the admission that they do not have any ROFR rights. It cannot be retroactively added after the orginal sale and that is what they had tried to do. Just another underhanded and illegal act by the worst timeshare organization known.

I agree, a claim to ROFR on all Westgate weeks is a bogus. My week 28 was purchased many years before ROFR was ever invented.

Kola - I really just have one (or two, really) questions to you or anyone else who may know. I realize it's a desirable week 28 but can I travel to the Villas in September if I wanted to or do I always have to go there in July or use an exchange service for other dates and locations?

And what if I wanted to go to the WG location in the Smoky Mountains in April? There's a $130 fee to book it there which is cool but am I stuck in July again or can I pick another time to travel to use this week?

How does it work exactly? Honestly, I'm not the biggest fan of July in Orlando - I tend to pick slightly less popular dates.

3 nights in May and 4 nights in September at the Villas would work perfectly. Can it be done?

You can request any exchange you want but it is always subject to availability at the resort you request. Once you deposit your week for exchange you cannot get it back. There will always be an exchange fee, of course. I have never split a week the way you suggest but I know that some T/S owners have done it. Hope this helps.

Kola - does Westgate have an internal trading program, or are you talking about using an exchange company?

September should be an easy exchange through II, as long at the OP doesn't have to go back to Westgate. Sept. is off-season. Right now I can see 22 resorts and countless weeks available for Sept. 2010 - but that's not using Westgate as the exchanger. Not sure how it trades?

I can see 27 deposits available for Westgate in Sept. 2010, including several 2 bdm. units.

Denise,

Yes, I agree, most September weeks in Orlando are usually available. It's not a high demand month. May weeks are also relatively easy to get. That said, I have never used split weeks mainly because of higher travel expenses. We prefer to travel for at least two weeks, often longer. The feasibility of split weeks should be dealt with directly with the resorts in question.

And yes, Westgate has its own internal exchange system. My strong preference over the past close to twenty years has been to deal with Interval Int'l. or other independent systems.

Westgate Villas

As of today, this offer of week 28 is now on hold.

But the bottom line is, having a fixed week in July, I wouldn't be able to call WG reservations and request to stay a week in September at the Villas without incurring additonal costs or going through II - correct?

They will nick you

The internal fee is FAR higher than II. Not a good idea. But you do need to use one or the other to change dates. Interestingly they won't give you your fixed week (don't ask - yet another sore spot!) but they will make you pay to change the date by even a day. Typical Wastegate. Nothing that might benefit an owner - but always lin the pockets of the King.

Oh Hold .....Meaning What?

I am still interested.
Let me know what "On Hold" might mean, please.
Thank you.

Thank you.

It means that no further action will be taken for a few weeks.
Should the status change I will post here again.
