I am in the market for a 2BR lock-off in Florida at a Gold Crown resort or higher, preferable one that trades thru II and RCI, and gets a bonus week for a deposit.

Seeing a large number of e-bay listings for this resort for next to nothing. The resort gets decent reviews on TUG. Anything going on at this resort that would result in so many people dumping their units?

Anyone know if this is a good trader and/or gets a bonus week with II?

I'm not knowledgeable as to whether that resort has a special assessment or some other reason that has people bailing out, but i do know this. I have always seen these resorts(daily management resorts) sold cheaply, including the newest, Mizner, Vacation Village and the one you mentioned. I have stayed at VV and the resort is very nice, but I hear they dont exchange the greatest. Being inland, I would venture to say, this would be one of the reasons.

I am at Vac. Village at Weston which is the same general location as Vacation village at Bonaventure. I have been coming here for 7 years and know the place well. Both the units at Bonaventure and Weston are very nice but showing their age. The yearly mf's at about $850 including property tax. That is one turnoff.

The resort does not trade well, even though it is a gold crown because it is located in a suburban community that has no real sights or acitivities other than golf. When you come to Fla with children you need attractions to keep them busy. None are close by and the beaches while 26 miles away take about 40 minutes to reach.

Those owners who have defaulted on their contracts have their units returned back to the resort which are then put on ebay etc very cheap because they want a new owner to pay the mf's.

A good trader would be an Orlando week 52 at a good resort...which is the highest demand week of the year.
